Role Overview:

We are looking for an experienced Business Development & Acquisitions professional to drive redevelopment sourcing, feasibility evaluation, regulatory approvals, and stakeholder management across Mumbais real estate market.

The ideal candidate should have strong experience in identifying, evaluating, and closing redevelopment and acquisition opportunities including Housing Societies, cluster redevelopment, SRA, cessed buildings, gaothan properties, and municipal leasehold assets. The role requires strong knowledge of DCPR 2034, BMC approval processes, feasibility analysis, and redevelopment negotiations.

Key Responsibilities:

- Source and evaluate redevelopment and acquisition opportunities across Mumbai including Housing Societies, SRA, cluster redevelopment, cessed buildings, gaothan, and municipal leasehold assets.
- Build and maintain a strong network of brokers, channel partners, consultants, and society office bearers for consistent deal flow.
- Conduct site inspections, DCPR analysis, FSI optimisation, rehabilitation obligation checks, premium analysis, cost benchmarking, and basic financial modelling.
- Prepare feasibility reports and investment recommendations for senior leadership.
- Structure competitive offers and bids including corpus, rent, additional area, bank guarantee, and lien area to win redevelopment mandates.
- Lead due diligence, developer appointment processes, and negotiations for Development Agreements, LOIs, and PAAAs.
- Manage statutory approval processes including Plan Scrutiny, CC, OC, Concession,



and Regularisation submissions through BMC channels.
- Liaise with BMC, Estate Department, Registrar of Cooperative Societies, and other regulatory bodies for approvals and project-related clearances.
- Handle Section 79-A processes, tender documentation, and comparative bid analysis for society redevelopment mandates.
- Support tenant alignment, society formation, and SPV appointment processes for municipal leasehold and cessed properties.
- Build consensus with Housing Society members, resolve objections, and manage negotiations to secure member approvals.
- Coordinate with architects, advocates, solicitors, financial consultants, internal teams, and external stakeholders across active mandates.

• Track and manage live acquisition pipeline from sourcing to Development Agreement execution and project handover.

Candidate Profile:

- 8–12 years of experience in Mumbai real estate with strong exposure to redevelopment sourcing, acquisitions, or regulatory affairs.
- Strong working knowledge of DCPR 2034 regulations including 33(5), 33(7), 33(7)A, 33(9), 33(11), 33(12)B, and related sections.
- Prior experience in Section 79-A processes, society redevelopment, or developer-side acquisitions will be highly preferred.
- Ability to independently evaluate FSI, premiums, project feasibility, and basic financial models.
- Experience in BMC approvals, government liaisoning, CC, OC, concession approvals, and regularisation processes.
- Strong stakeholder management and negotiation skills with societies, developers, brokers, tenants, and regulatory officials.
- Background in Architecture, Real Estate Management, Civil Engineering, or related field will be an added advantage.
- Solid communication skills in English and Hindi.

Marathi proficiency will be preferred.

• Candidate should be confident, well-networked, analytical, and capable of working closely with senior leadership.
