Role/Specialization: Architect Planner

Objective: Oversee entire project timeline from initial planning to completion. Work alongside the lead architect and other stakeholders to track progress and design delivery.

Responsibilities:

1. Create Progress Sheets & Track Design Development: Develop and maintain detailed tracking documents for each projects architectural design phase. Record all stages including concept design, statutory submissions, authority approvals, design revisions, and execution handovers. Coordinate with consultants to ensure timelines and deliverables are documented and met.
2. Ensure Architectural & Regulatory Compliance: Plan and implement architectural processes that comply with local DCR (Development Control Regulations), fire safety norms, environmental guidelines, and building codes. Work closely with legal and liaison consultants to prepare and submit documentation for necessary authority approvals. Ensure architectural drawings remain aligned with compliance and brand standards throughout the project lifecycle.
3. Budgeting, Costing & Resource Allocation: Support project costing by providing accurate FSI calculations, area statements, and design input during value engineering. Review BOQs and architectural specifications to ensure alignment with budgetary constraints while maintaining design quality. Coordinate with cost consultants and internal teams to ensure efficient use of resources.
4. Stakeholder & Cross-Functional Coordination: Collaborate with internal stakeholders including management, design, sales, execution, and marketing teams to align architectural outputs with broader project goals.



Work with external consultants such as structural engineers, MEP consultants, and fa ade specialists to ensure cohesive design integration and timely resolution of design-related issues.
5. Drive Design Process Timelines & Quality: Oversee the architectural planning and design workflow from feasibility to GFC (Valuable For Construction) stage ensuring adherence to project schedules and quality standards. Conduct regular design audits, manage revisions, and participate in site coordination meetings to resolve planning issues during execution.
6. Maintain Industry Awareness & Innovation: Stay updated with the latest trends in urban planning, luxury architecture, sustainability, and smart building technologies. Benchmark design strategies against leading global developments and integrate innovative solutions into planning processes. Participate in architectural forums, seminars, and design research to maintain a forward-thinking approach.

Qualifications and Skill-sets:

1. Bachelors Degree in Architecture or equivalent. A Masters degree in Project Management from NICMAR is preferred.
2. Proven ability to track progress and install timeline adherence.
3. Proven, robust work experience of 7-10 years with reputed firms, preferred 4 years in luxury projects.
4. Strong analytical and stakeholder and project management ability.
5. Strong communication, negotiation and interpersonal skills.
6. Reliable, focused, confident, articulate and self-directed
