Objective: This Role is responsible for developing the financial models and tracking the project performances to ensure the project profitability.
Responsibilities:
1. Financial Modelling & Validation: Develop and maintain accurate financial models for real estate projects, reflecting current assumptions and market conditions to support decision-making.
2. Annual Operating Plan (AOP) Management: Lead the end-to-end AOP process by coordinating inputs across departments, ensuring alignment with strategic and operational goals.
3. Performance Tracking & Variance Analysis: Monitor monthly performance against AOP, conduct variance analysis to identify risks and impacts, and provide actionable insights through timely MIS reports.
4. Board Reporting: Prepare and circulate comprehensive Board decks to support senior management discussions and decision-making.
5. Funding & Capital Management: Support debt and equity fund-raising efforts, working with investors and financial institutions to secure appropriate financing.
6. Cash Flow & Liquidity Management: Manage project cash flows, prepare forecasts,
oversee receivables and payments, ensuring adequate liquidity for operations.
7. Stakeholder Collaboration: Engage with internal teams, investors, banks, and other stakeholders to align financial objectives and ensure smooth operations.
8. Additional Responsibilities: Perform any other finance-related tasks as needed to support business objectives and improve processes.
Qualifications and Skill-sets:
1. CA/CWA/MBA.
2. Robust 5 8 years of relevant experience in financial planning and valuation.
3. Proficiency in MS Excel, PowerPoint and understanding of Indian Accounting Standards (Ind AS), IGAAP, and tax regulations in India.
4. Proficiency in accounting software (e.g., Tally, SAP, Oracle).
5. Knowledge of real estate development processes and financial implications.
6. Understanding of local financial regulations related to real estate, including RERA.
