Job Title: Senior Sales Manager - Township Sales

Location: Raipur, Chhattisgarh

Role Summary The Senior Sales Manager will be responsible for driving sales revenue for the township project by leading the sales team, managing channel partners, generating business through direct sales, and ensuring exceptional customer experience. The role requires strong leadership, strategic planning, and expertise in residential township sales, including plots, villas, apartments, and commercial inventory.

Key Responsibilities

Sales & Business Development

Drive monthly, quarterly, and annual sales targets for the township project.

Develop and execute sales strategies to maximize bookings and revenue.

Generate business through direct sales, channel partners, brokers, and corporate alliances.

Conduct customer presentations, project walkthroughs, and site visits.

Manage the complete sales cycle from lead generation to booking and collections.

Monitor sales funnel, conversions, and inventory movement.

Team Leadership

Lead, mentor, and motivate the sales team to achieve business objectives.

Set KPIs, monitor performance, and conduct regular sales reviews.

Coach team members on objection handling, negotiations, and closing techniques.

Identify training needs and improve team productivity.

Channel Partner Management

Develop and expand the network of channel partners and brokers.

Conduct regular engagement programs, product training, and incentive schemes.

Ensure consistent business generation from channel partners.

Build long-term relationships with key influencers and referral partners.

Customer Relationship Management

Deliver a premium customer buying experience.

Resolve customer concerns and ensure timely closures.





Coordinate with CRM, legal, finance, and project teams for seamless documentation and handover.

Maintain high customer satisfaction and referral generation.

Market Intelligence

Monitor competitor pricing, market trends, and customer preferences.

Provide regular market intelligence reports to management.

Recommend pricing and promotional strategies based on market conditions.

Reporting & Compliance

Maintain accurate CRM records and sales reports.

Prepare weekly and monthly sales MIS.

Ensure compliance with company policies and applicable real estate regulations.

Coordinate with marketing for lead generation campaigns and events.

Qualifications

MBA in Marketing/Finance/Real Estate (preferred)

Bachelors degree in Business, Commerce, or related field

Job Expectations

Experience

8-12 years of experience in real estate sales.

Minimum 3-5 years in a team leadership role.

Experience in township, plotted development, integrated township, or residential project sales is essential.
