Job Summary

Bengaluru Airport Services Limited (BASL) is seeking an experienced Engineering Manager to lead the Engineering & Maintenance function across the 080 Lounge and associated airport hospitality facilities at Kempegowda International Airport Bengaluru.

The role is responsible for end-to-end engineering operations, asset management, maintenance planning, technical governance, statutory compliance, and engineering team leadership in a 24/7 airport operating setting.

The Engineering

Manager will ensure high asset reliability, uninterrupted lounge operations, energy optimization, safety compliance, and execution excellence across HVAC systems, electrical infrastructure, plumbing, refrigeration, commercial kitchen equipment, fire & life safety systems, and building services.

This position will lead engineering teams, manage vendors and AMC partners, oversee engineering projects, control maintenance budgets, and drive operational efficiency while ensuring world-class engineering standards across BASLs hospitality infrastructure.

What you will do:

Engineering operations & asset management

- Lead end-to-end engineering and maintenance operations across BASL lounges and hospitality facilities.
- Ensure continuous availability and reliability of HVAC systems, refrigeration, electrical systems, plumbing, commercial kitchen equipment, fire & life safety systems, DG, UPS, and building infrastructure.
- Establish preventive, predictive, and condition-based maintenance programs for all critical assets.
- Monitor asset performance, equipment lifecycle, downtime analysis, and maintenance KPIs.
- Drive engineering excellence through SOPs, maintenance planning, and technical audits.

Team leadership & execution

- Lead, mentor, and develop the engineering team across shifts in a 24/7 operational environment.
- Allocate manpower, monitor productivity,



and ensure timely execution of preventive and breakdown maintenance activities.
- Build engineering capability through training, technical development, and performance management.
- Ensure effective shift management, escalation handling, and engineering governance.

Projects, vendors & technical execution

- Lead engineering projects, refurbishments, equipment upgrades, commissioning activities, and facility improvement initiatives.
- Manage engineering vendors, AMC contractors, and service partners to ensure service quality, compliance, and SLA adherence.
- Review technical proposals, maintenance contracts, and engineering specifications.
- Ensure timely procurement of critical spares, consumables, and engineering materials.

Compliance, safety & governance

- Ensure compliance with airport regulations, statutory requirements, electrical safety, fire & life safety standards, and engineering compliance frameworks.
- Lead internal and external engineering audits and ensure closure of audit observations.
- Implement engineering risk assessments, permit-to-work systems, contractor safety management, and preventive safety initiatives.
- Ensure complete documentation of maintenance records, equipment history, statutory registers, and compliance reports.

Financial & operational control

- Prepare and manage engineering operating budgets, CAPEX and OPEX plans.
- Drive cost optimization through energy management, utility monitoring, preventive maintenance effectiveness, and vendor negotiations.
- Track engineering performance through maintenance dashboards, asset reliability metrics, energy consumption analysis, and operational reports.




- Support business continuity planning and engineering readiness for peak airport operations and emergency situations.

Cross-functional collaboration

- Partner with Lounge Operations, Culinary, Housekeeping, Procurement, Projects, and Airport Stakeholders to ensure seamless operational delivery.
- Support expansion projects, new lounge developments, and engineering integration across BASL hospitality businesses.
- Act as the engineering point of contact for operational escalations, technical reviews, and infrastructure planning.

Your qualifications:

- BE / B.Tech in Mechanical or Electrical Engineering (preferred); additional qualifications in HVAC, Facilities Management, or Project Management are an advantage.
- 1015 years of progressive experience in engineering and facility maintenance, with at least 5 years in a leadership role.
- Strong experience in airports, hospitality, premium lounges, hotels, commercial facilities, healthcare, or large-scale facility management environments.
- Proven expertise in HVAC systems, refrigeration, commercial kitchen equipment, MEP systems, fire & life safety systems, and building engineering operations.
- Demonstrated experience in engineering team leadership, vendor management, maintenance strategy, budgeting, and statutory compliance.
- Strong stakeholder management, analytical, planning, and decision-making capabilities.
- Ability to lead engineering operations in a 24/7 service-critical airport environment
