Position Title

PPM HVAC Technician

Job Summary The PPM HVAC Technician is responsible for carrying out planned preventive maintenance (PPM), inspections, testing, troubleshooting, and minor repairs on heating, ventilation, and air conditioning (HVAC) systems. The role ensures that all HVAC equipment operates efficiently, safely, and in accordance with company procedures and client requirements.

Key Responsibilities

- Perform scheduled preventive maintenance on HVAC equipment, including air handling units (AHUs), fan coil units (FCUs), split units, package units, chillers, exhaust and ventilation systems.
- Inspect, clean, lubricate, adjust, and replace filters, belts, bearings, and other consumable components.
- Monitor system performance and identify potential issues before they lead to equipment failure.
- Carry out minor repairs and recommend corrective maintenance when required.
- Check refrigerant pressures, electrical connections, motors, controls, and thermostats.
- Record maintenance activities, inspection findings, and equipment condition in the Computer-Aided Facility Management (CAFM) system or maintenance logs.
- Ensure compliance with health, safety, and environmental regulations while performing maintenance activities.
- Respond to emergency maintenance requests when assigned.
- Maintain tools, equipment,



and work areas in a clean and safe condition.
- Coordinate with supervisors and other maintenance teams to complete work efficiently.
- Report equipment defects and recommend improvements to enhance system reliability and energy efficiency.

Qualifications

- Diploma or Technical Certificate in HVAC, Mechanical Engineering, or a related field.
- Minimum 2–5 years of experience in HVAC preventive maintenance, preferably in facilities management.
- Good knowledge of HVAC systems, refrigeration principles, and electrical controls.
- Ability to read technical drawings and equipment manuals.
- Familiarity with CAFM systems and maintenance reporting is an advantage.

- Knowledge of safety procedures and permit-to-work systems.
- Valuable communication and teamwork skills.
- Time management and attention to detail.
- Basic computer skills for maintenance reporting.

Working Conditions

- Work in commercial, residential, industrial, or institutional facilities.
- May require shift work, overtime, or emergency call-outs.
- Must be physically fit and able to work at heights or in confined spaces when required.
