Role Objective To lead and deliver all post-RCC construction activities, including civil finishing, faade coordination, MEP finishing, common-area interiors, external development, testing, snag rectification and handover. The position requires a highly practical execution qualified who can maintain finishing quality while also managing contracts, procurement, billing,
documentation and handover processes.
Key Responsibilities
1. Finishing Execution
- Take complete responsibility for finishing works after release of areas by the RCC team.
- Plan and execute masonry, plastering, waterproofing, screeding, tiling, stonework, painting, doors, windows, railings, false ceilings and other finishing activities.
- Manage internal apartment finishes, lobbies, staircases, common passages, clubhouse,amenities and other common areas.
- Coordinate faade, glazing, external painting and elevation-related works.
- Coordinate MEP finishing, including electrical fittings, plumbing fixtures, fire-fighting systems, elevators, ventilation and other services.
- Ensure mock-ups and sample apartments are completed and approved before bulk execution.
- Establish the required finishing sequence to avoid damage and repeated work.
- Personally inspect critical finishes and ensure workmanship meets approved standards.
- Protect completed works and control damage caused by subsequent agencies
1. Planning and Progress Management
- Prepare tower-wise, floor-wise and apartment-wise finishing schedules.
- Develop detailed look-ahead plans for materials, manpower and contractor mobilization.
- Track progress apartment by apartment and area by area.
- Identify interface issues between civil, MEP, faade and interior agencies.
- Prepare recovery plans wherever progress falls behind schedule.
- Conduct daily coordination meetings and weekly progress reviews.
- Provide reliable progress reports and completion forecasts to management.
1. Quality Control and Snag Management
- Establish approved benchmarks and workmanship standards for each finishing activity.
- Obtain approvals for samples, mock-ups, colours, materials and application methods.
- Implement stage-wise inspection checklists before allowing the next activity.
- Monitor levels, alignment, joints, slopes, surface finish, colour consistency and installation quality.
- Ensure effective waterproofing and conduct required ponding and leakage tests.
- Develop apartment-wise and common-area snag lists.
- Drive contractors to close snags within defined timelines.
- Minimise rework and ensure that defects are permanently resolved.
- Ensure the finished product is presented in customer-ready condition.
1. Contracts, Procurement and Commercial Coordination
- Assist in preparing BOQs, scopes of work and technical specifications for finishing and interior packages.
- Participate in identifying, evaluating and finalising specialised contractors and vendors.
- Review samples, technical submissions and commercial comparisons.
- Prepare advance procurement schedules for long-lead finishing materials.
- Coordinate procurement of tiles, stone, sanitaryware, CP fittings, doors, hardware, paint, glazing, lighting and other finishing materials.
- Verify contractor measurements, quantities, work completion and running-account bills.
- Monitor material consumption, reconciliation, wastage and inventory.
- Control extra items, variations and cost escalation.
- Maintain records of work orders, approvals, samples, warranties and contractor obligations.
1. Drawing and Design Coordination
- Review architectural, interior, faade, landscape and MEP drawings for constructability.
- Prepare or coordinate shop drawings, setting-out drawings and coordinated services drawings.
- Identify discrepancies and resolve them before execution.
- Coordinate with architects, interior designers, landscape consultants, MEP consultants and vendors.
- Ensure that design intent is achieved practically and within the approved budget.
- Maintain updated drawing, sample and material approval registers.
1. Testing, Completion and Handover
- Coordinate testing and commissioning of building services with the MEP team.
- Ensure lifts, fire systems, pumps, electrical systems, plumbing and other services are operational before handover.
- Coordinate final cleaning,
polishing, signage, numbering and presentation of completed areas.
- Prepare apartment-wise and common-area handover dossiers.
- Maintain test certificates, warranties, manuals, as-built drawings and vendor details.
- Coordinate inspections required for statutory approvals and Occupancy Certificate- related readiness.
- Support CRM and possession teams during customer inspections and handover.
- Ensure customer observations and defects are closed within committed timelines.
- Coordinate the transition of completed areas to facility management.
1. Team and Contractor Management
- Lead finishing engineers, interior coordinators, supervisors, quality teams and contractors.
- Define floor-wise and package-wise accountability.
- Monitor contractor manpower, productivity, workmanship and discipline.
- Coordinate multiple agencies working in the same area.
- Ensure proper housekeeping, material storage and protection of finished surfaces.
- Review contractor performance and recommend corrective action where required.
Achievement of finishing and handover milestones.
- Number of apartments and common areas completed as scheduled.
- Quality of finishing and reduction in customer snags.
- Timely approval and procurement of finishing materials.
- Control over rework, wastage, variation and package cost.
- Timely closure of contractor bills and documentation.
- Readiness for statutory inspections, possession and handover.
- Customer satisfaction and timely closure of possession observations.
- Effective coordination among civil, MEP, faade and interior agencies.
Qualification and Experience
- B.E./B.Tech or Diploma in Civil Engineering.
- Approximately 1522 years of experience in building construction and finishing.
- Strong experience in high-rise residential, premium residential, hospitality or large mixed-use projects.
- Must have independently handled finishing and handover of at least one major residential project.
- Strong knowledge of civil finishes, waterproofing, faade, common-area interiors and MEP interfaces.
- Working knowledge of contracts, quantities, billing, procurement and material reconciliation.
- Familiarity with AutoCAD, Excel, MS Project/Primavera and snag-management systems is preferred.
