Tomaers is looking to collaborate with architectural practices, technical delivery teams or independent consultants with proven experience delivering UK residential developments, particularly Higher-Risk Buildings (HRBs), from RIBA Stage 3 through Stage 5.
We are seeking organisations with the capability to support the technical design, coordination and delivery of complex residential projects in accordance with UK Building Regulations and Building Safety requirements.
Higher-Risk Building (HRB) and BSR Competence The proposed team should demonstrate:
Understanding of the Building Safety Regulator (BSR) process for Higher-Risk Residential Buildings.
Experience preparing Gateway 2 / Building Control submissions.
Understanding of Designer and Principal Designer duties under the Building Regulations.
Experience producing Building Regulations compliance information.
Knowledge of competence declarations, change control, and Golden Thread requirements.
Appropriate skills, knowledge, experience, and behaviours (SKEB) relevant to HRB projects.
Minimum Qualification Criteria The proposed team should:
Include ARB-registered Architect(s) and UK-qualified Part 3 Architect(s).
Demonstrate proven experience delivering UK residential projects through RIBA Stages 3–5.
Have direct experience delivering Higher-Risk Buildings (HRBs).
Be proficient in Revit, Autodesk Construction Cloud (BIM 360), and ISO 19650 information management.
Have experience on residential developments exceeding seven storeys or 18 metres.
Be capable of supporting technical design through construction, including multidisciplinary coordination and design change management.
Technical Capability The proposed team should demonstrate experience in:
Coordinated technical design and buildable detailing.
UK Residential Design Standards and Approved Documents.
Construction sequencing, buildability, and multidisciplinary coordination.
Façade, roof, core, stair, wall, and internal architectural detailing.
Responding to RFIs and construction-stage technical queries.
Managing technical changes following design approval.
BIM and Information Management
Capability should include
Revit authoring and model management.
Autodesk Construction Cloud (BIM 360).
Model federation and clash coordination.
ISO 19650 workflows.
LOD/LOI requirements.
Drawing registers, revision control, and QA processes.
Golden Thread information management.
Expected Deliverables
Experience in delivering
Coordinated GA plans, elevations, and sections.
Apartment and core layouts.
Setting-out drawings.
External wall, façade, and roof details.
Fire and acoustic details.
Internal wall, door, room, and finish schedules.
Specifications and coordinated Revit models.
Building Safety Regulator supporting information.
Construction-stage responses and technical updates.
