Role Overview

We are looking for an experienced Architect who can take a given control plan and independently develop a complete township design — working out the permissible FAR, ground coverage, setbacks, height limits and density for that specific zone, and ensuring every drawing is compliant with the applicable TCP / local development control regulations and building by laws. This is an end-to-end design ownership role, from master layout to facade detailing and landscape. Key Responsibilities

- Interpret the control plan / zoning sheet for a site and derive achievable FAR, ground coverage, setbacks, height limits and unit yield within statutory limits.
- Prepare the complete township master layout — plotting, road network, circulation, open spaces and phasing.
- Design the architectural facade and elevation language for the township, including individual villas, to a premium standard.
- Design all common and amenity areas — clubhouse, landscape, parking (surface and structured), entry / arrival sequence and site-level services.
- Develop landscape and hardscape design integrated with the built form.




- Produce design across all stages: concept, schematic, GFC drawings, and coordination with structure / MEP and external consultants.
- Ensure all submissions are compliant with applicable laws, environmental and fire norms, and ready for sanctioning authority approval.
- Coordinate with statutory authorities and consultants through the approval process.

Required Skills & Experience

- Minimum 5 years in architectural design, with demonstrated township / large residential layout experience.
- Hands-on villa / luxury residential design exposure is essential.
- Strong command of FAR calculations, development control regulations and statutory compliance for residential layouts.
- Proven ability to design facades, master layouts, clubhouses, parking and landscape — i.e. full-scope township design.
- Proficiency in AutoCAD, SketchUp / Revit, and rendering / presentation tools. ? Location: Gurgaon ? Type: Full time
