- Bachelor's Degree in Engineering, Management, or any relevant discipline.
- Experience in Residential Apartment/Gated Community Facility Management is mandatory.

Job Summary

We are looking for an experienced Operation Manager to oversee the overall operations of multiple residential apartment communities. The candidate will be responsible for ensuring smooth facility operations, managing technical and soft services, leading site teams, maintaining client relationships, and ensuring compliance with company standards and statutory requirements.

Key Roles & Responsibilities

- Manage the day-to-day operations of multiple residential apartment sites.
- Lead and support Facility Managers, Property Managers, Technical Teams, and Soft Service Teams.
- Ensure smooth functioning of technical services, including Electrical, Plumbing, DG, STP/WTP, Fire & Safety, HVAC, Lift, and MEP systems.
- Monitor housekeeping, security, horticulture, pest control, and waste management services.
- Maintain strong relationships with apartment associations, residents, and management committees.
- Conduct regular site inspections and operational audits.




- Ensure all preventive and breakdown maintenance activities are completed on time.
- Monitor SLA/KPI performance and implement corrective actions where required.
- Prepare operational reports, MIS, budgets, and monthly performance reviews.
- Control operational costs and optimize resource utilization.
- Ensure statutory compliance, safety regulations, and quality standards are followed.
- Handle escalations, customer complaints, and emergency situations effectively.
- Coordinate with vendors and ensure timely completion of AMC and contractual services.
- Support recruitment, onboarding, training, and performance management of site employees.
- Drive continuous process improvements and operational excellence across all assigned sites.

Required Skills

- Solid leadership and team management skills.
- Excellent communication and client relationship management.
- Sound knowledge of Residential Apartment Facility Management operations.
- Good understanding of MEP systems, statutory compliance, and safety standards.
- Budgeting, cost control, and vendor management experience.
- Proficiency in MS Excel, Word, PowerPoint, and MIS reporting.
- Ability to manage multiple sites and resolve operational challenges.

Pay: ₹55,000.00 - ₹60,000.00 per month
