About The Role

The Post-Closing CD Specialist at Zillow plays a vital role in ensuring the accuracy, compliance, and integrity of mortgage disclosures. This position is responsible for reconciling the final version of the Closing Disclosure (CD), including any post-funding revisions, to guarantee that customers receive precise and compliant documentation of their mortgage transactions. The specialist will work closely with various teams to maintain detailed records within the Loan Origination System (LOS), adhere to regulatory timelines, and uphold the highest standards of data security and confidentiality. This role is essential in delivering a smooth, transparent, and compliant mortgage closing process, supporting Zillow's commitment to customer satisfaction and regulatory excellence.

Qualifications

To excel in this role, candidates should possess a solid understanding of mortgage compliance regulations across various loan programs, including Conventional, FHA, USDA, and VA loans. Familiarity with loan origination systems, particularly Encompass,



is highly preferred. Candidates must have proficient skills in Microsoft Office Suite and demonstrate excellent communication abilities, both written and oral. A high school diploma or equivalent is required, with additional education or certifications in mortgage or compliance being advantageous. The ideal candidate is detail-oriented, highly organized, and capable of managing multiple priorities in a fast-paced environment. Strong problem-solving skills, adaptability, and the ability to interpret data and draw insights are essential for success in this position.

Responsibilities

- Develop and maintain a comprehensive understanding of the company's Loan Origination System (LOS) to efficiently manage mortgage data and documentation.
- Review and verify the accuracy and completeness of the Closing Disclosure (CD) and Loan Estimate documents, ensuring compliance with regulatory standards.
- Reconcile post-funding revisions to confirm that customers receive an exact and updated record of their mortgage transaction.
- Maintain meticulous records of all communications, updates, and actions related to the disclosure process within the loan file conversation log.
- Ensure timely delivery of disclosures by adhering to regulatory and internal deadlines, utilizing LOS tracking systems for monitoring progress.
- Deliver mortgage disclosures securely and accurately,



safeguarding customer and company information at all times.
- Maintain strict confidentiality and privacy standards for all customer and employee data in compliance with applicable laws and policies.
- Work overtime when necessary to meet business needs and regulatory deadlines, demonstrating flexibility and commitment to excellence.
