The Lead Capex Controller will be responsible for driving capital expenditure planning, budgeting, cost governance, financial controls, project cost monitoring, and investment tracking across the real estate project portfolio. The role will ensure effective utilization of capital, adherence to approved budgets, optimization of project costs, and compliance with organizational financial policies.
The incumbent will work closely with Project Management, Procurement, Contracts, Engineering, Business Finance, and Leadership teams to establish financial discipline and support strategic decision-making for ongoing and upcoming real estate developments.
Key Roles & Responsibilities
Strategic CAPEX Planning

- Lead annual and long-term CAPEX planning for real estate projects.
- Develop project-wise investment plans aligned with business objectives.
- Evaluate financial feasibility of recent developments and expansion projects.
- Collaborate with business leaders to prioritize capital allocation across projects.

Budgeting & Cost Management

- Establish project budgets, funding plans, and expenditure baselines.
- Monitor budget utilization across project lifecycle stages.
- Conduct variance analysis between planned and actual expenditures.




- Identify cost-saving opportunities and drive optimization initiatives.
- Ensure project expenditures remain within approved budgets.

Project Financial Control

- Monitor project-wise CAPEX, commitment costs, and cash flow requirements.
- Track contractor payments, procurement commitments, and milestone-based expenditures.
- Review variation orders, claims, and project cost escalations.
- Develop mechanisms for early detection of budget overruns and financial risks.

Governance & Compliance

- Ensure compliance with internal financial control frameworks and approval matrices.
- Review and validate CAPEX proposals, investment notes, and business cases.
- Maintain robust documentation for audits and management reviews.
- Ensure adherence to accounting standards, taxation requirements, and company policies.

Cash Flow & Fund Management

- Prepare project-wise CAPEX cash flow forecasts.
- Monitor fund requirements and utilization across projects.
- Support treasury and finance teams in capital deployment planning.
- Ensure availability of funds for critical project milestones.

Capitalization & Asset Accounting

- Oversee Capital Work-in-Progress (CWIP) monitoring and reconciliation.




- Ensure timely capitalization of completed infrastructure and real estate assets.
- Coordinate with accounting teams for accurate asset creation and classification.
- Review project closure reports and capitalization documentation.

Management Information System (MIS) & Reporting

- Prepare monthly, quarterly, and annual CAPEX performance reports.
- Develop dashboards highlighting cost trends, budget utilization, and project financial health.
- Present financial insights and recommendations to senior leadership.
- Generate project profitability and investment utilization reports.

Stakeholder Management

- Partner with Project Heads, Engineering Teams, Procurement, Contracts, and Business Leaders.
- Support project review meetings with financial analysis and performance insights.
- Coordinate with auditors, consultants, and external stakeholders as required.
- Act as a finance business partner for large-scale real estate developments.
