Job Summary
We are seeking an experienced and strategic
Senior Purchase Manager
to lead the procurement function for our real estate projects. The ideal candidate will be responsible for developing procurement strategies, managing vendor relationships, negotiating contracts, ensuring timely procurement of construction materials and services, and optimizing procurement costs while maintaining quality standards.
Key Responsibilities

Lead and manage the end-to-end procurement process for civil, MEP, finishing, and project-related materials.
Develop and implement procurement strategies aligned with project timelines and organizational objectives.
Identify, evaluate, and onboard reliable vendors, suppliers, and contractors.
Negotiate commercial terms, pricing, payment conditions, and annual rate contracts to achieve cost optimization.
Ensure timely procurement of materials and services without affecting project schedules.
Review purchase requisitions, BOQs, technical specifications, and approve purchase orders.
Monitor inventory levels and coordinate with project, store, and planning teams to maintain optimum stock.
Build and maintain long-term relationships with vendors while ensuring quality and timely delivery.
Conduct market research to identify new suppliers, products, and cost-saving opportunities.
Ensure procurement activities comply with company policies, contractual obligations, and statutory regulations.
Coordinate with finance, contracts, and project teams for invoice verification, payment processing, and vendor reconciliation.
Prepare procurement reports, MIS,



vendor performance evaluations, and cost analysis for management review.
Lead, mentor, and supervise the procurement team to ensure operational efficiency and continuous improvement.

Required Skills & Competencies

Strong knowledge of procurement processes, contract management, and supply chain operations in the real estate industry.
Expertise in sourcing construction materials, MEP items, finishing materials, and project equipment.
Excellent negotiation, vendor management, and cost optimization skills.
Strong understanding of BOQs, tendering processes, and contract documentation.
Outstanding analytical, planning, and decision-making abilities.
Excellent communication, leadership, and stakeholder management skills.
Proficiency in ERP software (Farvision/SAP preferred) and Microsoft Office, especially Excel.

Educational Qualification

Bachelor's Degree in Civil Engineering, Mechanical Engineering, Supply Chain Management, or a related discipline.
MBA/Post Graduate qualification in Supply Chain Management or Operations will be an added advantage.

Preferred Candidate Profile

10–13 years of relevant procurement experience in the
Real Estate/Construction Industry
.
Proven experience in handling procurement for large residential, commercial, or mixed-use real estate projects.
Solid network of vendors and suppliers within the construction industry.
Excellent leadership skills with the ability to manage cross-functional teams and multiple projects.
Immediate joiners will be preferred.
