The Estate Manager is responsible for the overall management, maintenance, administration, statutory compliance, tenant coordination, security, housekeeping, engineering services, budgeting, and vendor management of the commercial complex. The role ensures smooth day-to-day operations while maintaining high standards of safety, customer satisfaction, and asset value.
Key Responsibilities1. Property Operations
- Oversee day-to-day operations of the commercial complex.
- Ensure uninterrupted functioning of all building services.
- Maintain common areas to premium standards.
- Coordinate opening and closing procedures.
2. Engineering & Maintenance
- Supervise preventive and breakdown maintenance of:
- HVAC & Chillers
- DG Sets
- Electrical Systems
- HT/LT Panels
- Transformers
- Fire Fighting System
- Fire Alarm System
- Elevators
- Plumbing & Water Supply
- STP/WTP
- Pumps
- CCTV & Access Control
- Building Management System (BMS)
- Prepare Annual Maintenance Plans.
- Track AMC performance.
3. Tenant Management
- Coordinate with tenants regarding operational issues.
- Address complaints within defined TAT.
- Facilitate fit-out approvals.
- Monitor compliance with building rules.
- Ensure tenant satisfaction.
