Job Summary
We are seeking an experienced Quantity Surveyor (QS) with a strong background in Contracts Management, Subcontractor Administration, and Commercial Interior Fit-Out Projects. The ideal candidate should possess extensive knowledge of civil and finishing works, with proven experience in preparing, reviewing, negotiating, and managing subcontract agreements.
The role requires effective coordination with subcontractors and project teams to ensure commercial compliance, cost control, contract administration, and timely execution of works.
Key Responsibilities
Contracts & Subcontract Management
- Prepare, review, negotiate, and administer subcontract agreements for project execution.
- Manage the complete subcontracting process, including tendering, bid evaluation, techno-commercial assessments, and award recommendations.
- Draft and review contractual terms, scope of work, payment terms, variation orders, and contractual obligations.
- Monitor subcontractor performance and ensure compliance with contractual requirements.
- Handle contract correspondence, notices, claims, extensions of time (EOT), and dispute resolution support.
Quantity Surveying & Commercial Management
- Prepare BOQs, quantity take-offs, cost estimates, and comparative statements.
- Verify subcontractor bills, measurements, and payment certifications.
- Monitor project costs, budgets, and cash flow to ensure commercial targets are achieved.
- Evaluate and process variation orders and additional works.
- Identify cost-saving opportunities without compromising project quality and timelines.
Vendor & Subcontractor Coordination
- Develop and maintain relationships with subcontractors and vendors.
- Coordinate with procurement, project execution, and finance teams for smooth project delivery.
- Participate in subcontractor negotiations and finalization of commercial terms.
- Ensure timely closure of subcontract agreements and final account settlements.
Project Coordination
- Work closely with project managers, site teams, and stakeholders to ensure contractual compliance.
- Track project progress against contractual milestones.
- Support risk identification and mitigation related to contracts and commercial matters.
Technical Expertise Required
Strong working knowledge of:
- Civil Works
- Brickwork / Blockwork
- Tiling Works
- Marble & Stone Works
- Plastering Works
- PCC (Plain Cement Concrete)
- POP (Plaster of Paris) Works
- Painting Works
Desired Candidate Profile
- Bachelor's Degree/Diploma in Civil Engineering, Quantity Surveying, or related field.
- Minimum 10 years of experience in Quantity Surveying and Contracts Management within Commercial Interior Fit-Out Projects.
- Strong understanding of civil and finishing works.
- Proven experience in subcontract management and contract administration.
- Excellent knowledge of BOQs, rate analysis, billing, measurement verification, and cost control.
- Strong negotiation, analytical, and commercial acumen.
- Proficiency in MS Excel, AutoCAD, and QS-related documentation.
- Ability to manage multiple subcontract packages and stakeholders effectively.
