Purpose

To lead the planning, execution, and optimization of CAPEX and OPEX projects by ensuring cost efficiency, operational excellence, regulatory compliance, and high-quality facility maintenance across all schools. The role is responsible for driving strategic cost savings, managing vendor partnerships, enhancing maintenance processes, and leading the maintenance team to ensure safe, reliable, and efficient infrastructure that supports uninterrupted school operations. Key Responsibilities

Review operational requirements and prepare CAPEX cost plans.

Plan and schedule maintenance and CAPEX activities in coordination with school operations.

Prepare and validate Bills of Quantities (BOQs) for accurate cost estimation.

Monitor project quantities and control deviations against Purchase Orders (POs).

Lead techno-commercial evaluations and negotiate with vendors for cost optimization.

Drive cost-saving initiatives across CAPEX and OPEX projects.

Ensure projects are delivered within approved budgets and timelines.

Identify and implement innovative materials and methods to improve cost efficiency.

Manage Annual Maintenance Contracts (AMCs), including tracking and timely renewals.

Oversee preventive and corrective maintenance for electrical, fire, and civil systems.

Ensure prompt resolution of emergency and breakdown maintenance issues.

Monitor project execution, quality, and timely handover to stakeholders.





Ensure accurate and timely submission of project completion documents and final bills.

Oversee compliance with fire, electrical, and health & safety audit requirements.

Track and ensure closure of audit observations and corrective actions.

Develop and implement Standard Operating Procedures (SOPs) and process improvements.

Maintain facility data, maintenance records, and OPEX budget databases.

Analyze project outcomes and document lessons learned for continuous improvement.

Lead, mentor, and develop the maintenance team to achieve operational excellence.

Coordinate effectively with internal stakeholders, vendors, and school management to ensure seamless project execution. Qualification & Experience

Bachelor's degree in Engineering, Facilities Management, or a related field.

Additional certification in Project Management or Facilities Management is preferred.

Extensive experience in managing CAPEX and OPEX projects.

Strong expertise in cost estimation, BOQ preparation, budgeting, and financial control.

Proven experience in vendor management, contract negotiations, and procurement.

Knowledge of preventive maintenance, facility operations, and audit compliance.

Solid leadership, team management, and stakeholder coordination skills.

Excellent analytical, problem-solving, communication, and project management abilities.

Experience in educational institutions, commercial facilities, or large multi-site operations will be an added advantage.
