Job Summary

We are seeking an accomplished, commercially driven General Manager with 15–20 years of real estate experience and 360-degree knowledge of the business — land acquisition, JDAs, feasibility, funding, approvals, execution, design, sales, leasing, and current project acquisition. This is not a construction-only role; the ideal candidate combines development, commercial, financial, legal, and business development capability and can bring new projects to the company.

Key Responsibilities

- Drive long-term real estate growth strategy; identify and secure new commercial, mixed-use, hospitality, and redevelopment opportunities
- Lead JDA/JV negotiations, landowner share structuring, and due diligence
- Prepare feasibility reports,



budgets, cash flow, IRR/ROI, and profitability analysis
- Coordinate project funding with banks, NBFCs, and investors
- Oversee end-to-end project execution — design, approvals, construction, handover
- Manage statutory approvals (GHMC, HMDA, RERA) and legal/regulatory compliance
- Drive leasing, sales, and monetization strategy; negotiate with occupiers, retailers, and operators
- Lead cross-functional teams and report to senior management/promoters

Candidate Profile

- 15–20 years in real estate development, with strong exposure to commercial/mixed-use projects
- Proven track record in JDA, JV, land acquisition, and landowner negotiations
- Strong grip on financial modelling, project funding, and statutory approvals
- Demonstrated success in business development / new project acquisition
- Existing network in Hyderabad's real estate ecosystem preferred

Education B.E./B.Tech (Civil) or B.Arch; MBA/PGDM preferred; RICS or project management certification is a plus
