About the Role

Navin's Merrylands Owners Association is looking for a responsible and proactive Facility Operations Executive to manage the overall operations and maintenance of our residential apartment community. This is an in office role requiring hands-on coordination of technical services, vendor management, and resident support.

Key Roles & Responsibilities

- Manage the overall operations and maintenance of the residential apartment community
- Supervise technical services, including Electrical, Plumbing, DG, STP/WTP, Fire & Safety, Lift, and MEP systems
- Oversee housekeeping, security, horticulture, pest control, waste management, and other soft services
- Ensure preventive and breakdown maintenance activities are carried out as per schedule
- Conduct daily site inspections and monitor the quality of all facility services
- Coordinate with apartment association members, residents, and committee members to address operational requirements and resolve complaints
- Manage vendors, AMC contractors, and service providers to ensure timely service delivery
- Prepare monthly reports, MIS, maintenance schedules, and operational updates
- Monitor operational expenses and ensure effective cost control within the approved budget




- Handle emergency situations and ensure quick resolution of technical and operational issues
- Monitor staff attendance, performance, grooming, and discipline
- Ensure timely closure of resident complaints and maintain high customer satisfaction
- Support audits and ensure documentation is maintained accurately

Requirements

- Experience in property management, facility management, apartment maintenance, or building maintenance preferred
- Diploma in Civil Engineering preferred, but candidates from any background with relevant experience can apply
- Good communication and coordination skills
- Ability to manage vendors and contractors independently
- Basic knowledge of plumbing, electrical, and civil work
- Comfortable using Excel, MS Word, and WhatsApp
- Two-wheeler with a valid licence preferred
- Honest, responsible, and proactive

Experience: 1–5 years preferred. Freshers with good communication and coordination skills are also welcome to apply. Work Location: Medavakkam, Chennai (on-site at the apartment community)

Pay: ₹15,000.00 - ₹25,000.00 per month
