Building Operations & Maintenance -

- Manage daily operations of high-rise residential/commercial towers.
- Oversee maintenance of:
- HVAC systems
- Electrical systems
- DG sets
- STP/WTP plants
- Fire fighting systems
- Elevators/escalators
- Plumbing systems
- BMS (Building Management System)

- Ensure preventive and breakdown maintenance activities are completed on schedule.

Safety & Compliance -

- Ensure compliance with fire safety norms, statutory regulations, and building codes.
- Conduct regular safety drills and emergency response training.
- Maintain licenses, audit records, and compliance documentation.
- Coordinate with government authorities and inspection agencies.

Vendor & Team Management -

- Supervise housekeeping, security, technical, and landscaping teams.
- Manage AMC contracts and vendor performance.
- Monitor manpower deployment and productivity.

Resident/Tenant Management -

- Address resident/tenant complaints and ensure timely resolution.




- Maintain high service standards and occupant satisfaction.
- Coordinate fit-outs, move-ins, and handover activities.

Financial Management -

- Prepare facility budgets and monitor operational expenses.
- Control utility consumption and optimize maintenance costs.
- Verify vendor bills and service reports.

Emergency Handling -

- Lead emergency management for fire, lift rescue, water leakage, power failure, and evacuation situations.
- Ensure 24/7 operational readiness of critical systems.

Required Qualifications -

- Bachelors Degree/Diploma in Electrical/Mechanical/Civil Engineering or Facility Management.
- 8 to 15 years of experience in high-rise property/facility management.
- Experience handling residential towers, commercial high-rises, or mixed-use developments preferred.
