We are seeking an accomplished AGM / General Manager – Projects to lead multiple high-value commercial interior fit-out projects, drive operational excellence, ensure commercial performance, and manage cross-functional teams from project initiation through successful handover.

Position Summary The AGM / General Manager – Projects will be responsible for the overall planning, execution, monitoring, commercial performance, quality, safety, and timely delivery of multiple commercial interior fit-out projects. The role requires strategic leadership, strong commercial acumen, stakeholder management, and the ability to manage multidisciplinary project teams while ensuring client satisfaction and organizational profitability.

Key Responsibilities

Project Leadership & Execution

- Lead the end-to-end execution of multiple commercial interior fit-out projects simultaneously.
- Develop project execution strategies aligned with client requirements and business objectives.
- Ensure projects are delivered within approved timelines, budgets, and quality standards.
- Drive project planning, scheduling, sequencing, and execution methodologies.
- Monitor project progress through weekly and monthly reviews and implement corrective measures where required.
- Ensure timely project mobilization, execution, testing, commissioning, snag closure, and final handover.
- Oversee site productivity, resource utilization, and construction methodologies.

Commercial & Financial Management
- Manage project budgets, cost controls, and profitability.
- Review BOQs, estimates, procurement budgets, and project cash flows.
- Monitor project margins and implement cost optimization initiatives.
- Ensure timely client billing, certification, collections, and reconciliation.
- Review subcontractor bills and approve payments.
- Manage change orders, variation claims, and additional work approvals.
- Evaluate commercial risks and recommend mitigation strategies.
- Ensure projects meet targeted profitability and financial KPIs.

Project Planning & Monitoring
- Prepare and monitor detailed project schedules using MS Project or Primavera.




- Identify critical path activities and monitor project milestones.
- Conduct project health checks and recovery planning.
- Track project KPIs related to cost, quality, safety, productivity, and schedule adherence.
- Review daily, weekly, and monthly project MIS reports.
- Forecast manpower, procurement, and execution requirements.

Client & Stakeholder Management
- Serve as the primary point of contact for clients during project execution.
- Build strong relationships with clients, architects, consultants, PMCs, landlords, and vendors.
- Conduct project review meetings and provide progress updates.
- Resolve client concerns and ensure high levels of customer satisfaction.
- Coordinate with design, procurement, commercial, finance, and MEP teams for seamless execution.

Team Leadership
- Lead Project Managers, Site Managers, Engineers, Supervisors, Quantity Surveyors, Planning Engineers, and Billing Engineers.
- Allocate manpower and resources across multiple projects.
- Conduct performance reviews, coaching, mentoring, and capability development.
- Promote accountability, collaboration, and continuous improvement within the projects team.
- Build succession plans and strengthen organizational capability.

Procurement & Vendor Management
- Coordinate procurement planning based on project schedules.
- Review technical specifications and procurement requirements.
- Evaluate contractor and vendor performance.
- Ensure timely material availability without affecting project schedules.
- Optimize procurement costs while maintaining quality standards.
- Manage subcontractor onboarding, performance, and contract compliance.

Quality Management
- Ensure execution complies with approved drawings, specifications, and client standards.
- Drive implementation of quality assurance and quality control procedures.
- Monitor inspection processes and quality audits.
- Ensure snag-free project delivery.
- Lead root cause analysis for quality deviations and implement preventive actions.

Health, Safety & Compliance
- Ensure compliance with statutory regulations and company safety policies.
- Drive implementation of Workplace, Health & Safety (EHS) standards.
- Conduct periodic safety reviews and audits.
- Ensure compliance with labor laws, building regulations,



and contractual obligations.
- Promote a zero-incident safety culture across project sites.

Technical Coordination
- Coordinate Civil, Interior, HVAC, Electrical, Plumbing, Fire Fighting, ELV, and IBMS works.
- Review IFC drawings, shop drawings, RFIs, material submittals, and technical documentation.
- Resolve design and execution issues in coordination with consultants and architects.
- Ensure proper integration of MEP services with architectural finishes.

Project Close-Out
- Ensure timely completion of snag lists.
- Manage testing and commissioning activities.
- Oversee documentation, as-built drawings, warranties, O&M; manuals, and project handover.
- Conduct project closure reviews and capture lessons learned.

Educational Qualification
- B.E. / B.Tech in Civil Engineering (Mandatory)
- M.Tech / MBA (Project Management / Operations) – Preferred
- PMP, PRINCE2, Lean Construction, Six Sigma or equivalent certifications will be an advantage.

Experience
- 15–22 years of experience in commercial interior fit-out and turnkey projects.
- Proven experience managing multiple high-value projects simultaneously.
- Exposure to projects ranging from 25 Crores to 150+ Crores.
- Experience leading large multidisciplinary project teams.
- Strong commercial, contractual, and client-facing experience.
