Lead Facility Management (Technical)

SECTION I: BASIC INFORMATION

Job Family: Facility Management
Role: Lead – Facility Management (Technical)
Reporting To: Site FM Manager / Cluster FM Head
Location: Mumbai
Project Type: Residential

SECTION II: ROLE SUMMARY

The Lead – Facility Management (Technical) is responsible for ensuring seamless operations, maintenance, and upkeep of all common areas, building services, amenities, and technical infrastructure at the assigned residential project. The role will oversee AMC management, vendor performance, society handover coordination, budgeting, statutory compliance, equipment reliability, and customer satisfaction while ensuring optimal asset lifecycle management and service excellence.

SECTION III: KEY RESPONSIBILITIES / ACCOUNTABILITIES

Technical Operations & Maintenance

- Manage operations and maintenance of all common area MEP services, utilities, amenities, and technical assets.
- Ensure uptime, reliability, and preventive maintenance of electrical, plumbing, HVAC, STP, WTP, DG sets, lifts, pumps, firefighting systems, and other infrastructure.
- Monitor AMCs, warranties, service contracts, and preventive maintenance schedules.

Society Handover & Transition

- Coordinate society formation, documentation, and handover activities.
- Ensure smooth handover of common areas, equipment, drawings, manuals, warranties, and statutory documents.
- Drive closure of snag points and defect rectification with project teams before handover.

Vendor & Contract Management





- Manage technical service partners, contractors, and vendors to ensure SLA adherence.
- Review service reports, validate work completion, and ensure proper documentation.
- Support identification and onboarding of new vendors and service providers.

Budgeting & Financial Management

- Prepare annual common area maintenance (CAM) budgets and monitor expenses.
- Review monthly provisions and coordinate with accounts for payments and reconciliations.
- Ensure timely processing of vendor invoices and follow-up for payments.
- Monitor CAM fund utilization and ensure financial prudence.

Coordination & Compliance

- Coordinate with project teams for completion of pending common area and infrastructure works.
- Issue permits and approvals for maintenance and project-related activities.
- Ensure compliance with statutory requirements, audit observations, and company guidelines.
- Support MGL and utility-related coordination and closure within committed timelines.

Customer & Society Management

- Ensure a seamless and delightful handover experience for residents and societies.
- Address society audit queries and maintenance-related concerns.
- Process and issue NOCs after verification of required documents.

Continuous Improvement

- Drive cost optimization,



energy efficiency, and asset improvement initiatives.
- Support resident engagement programs and service excellence initiatives.
- Ensure best practices in facility management, safety, and operational governance.

SECTION V: KNOWLEDGE & EXPERIENCE

Qualification

- B.E. / B.Tech (Electrical preferred; Mechanical also acceptable)

Experience

- 8–15 years of experience in Technical Facility Management, preferably in residential projects.
- Robust understanding of MEP systems, asset management, budgeting, society handover, vendor management, and common area maintenance.
