About the Role

Adani Realty is expanding aggressively into the Hotel & Hospitality sector, with plans to develop a large portfolio of hotel assets across India in partnership with leading international operators.

As Lead Asset Management, you will act as the Owner's Representative for hotel assets, ensuring maximum value creation, profitability, and operational excellence across the portfolio. This is a corporate, portfolio-level role not a single-unit operations role.

Key Responsibilities

Asset Performance Management

- Monitor and evaluate hotel asset performance across the portfolio
- Track KPIs including RevPAR, ADR, GOP, EBITDA, and occupancy trends
- Benchmark hotel performance against competitive sets and market indices

Profitability & Financial Oversight

- Review monthly, quarterly, and annual financial performance of each hotel
- Conduct in-depth profitability analysis and variance reporting
- Recommend cost optimization and revenue enhancement strategies

Audits & Compliance

- Conduct periodic operational, financial, and brand-standard audits
- Ensure hotel operators comply with management agreements and SOPs
- Identify gaps and drive corrective actions

Operator Performance Management

- Serve as the primary interface with hotel operators (Marriott, Accor, Hyatt, IHG, etc.)
- Review operator performance against agreed KPIs and management contracts
- Negotiate performance improvement plans and contractual matters

Renovation & CAPEX Planning

- Evaluate renovation, refurbishment, and CAPEX plans proposed by operators
- Ensure ROI-driven investment decisions on asset upgrades
- Coordinate with projects, design, and MEP teams for execution

Value Creation & Strategy

- Recommend asset repositioning, brand realignment, or product enhancement




- Identify value creation opportunities across the hotel portfolio
- Support asset acquisition, disposition, and brand-signing decisions with financial analysis

Reporting & Governance

- Prepare and present portfolio dashboards to senior leadership and CXOs
- Support Board-level reviews and asset strategy discussions

Ideal Candidate Profile

Must-Have Experience

- 12-18 Years of experience in hospitality asset management, hotel development, or hotel investment / advisory
- Corporate-level exposure has managed a portfolio of hotels, not a single unit
- Strong understanding of hotel operations, brand standards, and management agreements
- Direct experience with financial analysis, feasibility studies, and hotel economics
- Prior exposure to owner / developer-side platforms or hospitality consulting firms

Preferred Background

- Candidates from hotel asset developers, hotel investment platforms, or hospitality consulting firms with owner-representation exposure
- Prior involvement in brand tie-ups, management agreements, franchise negotiations, or asset development
- Finance-heavy hospitality profiles (Investment Analysts, Hotel Valuation, Real Estate PE with hospitality focus) are also encouraged

- Strong financial modeling and analytical skills
- Excellent stakeholder management with operators, brands, and internal leadership
- Strong communication and presentation skills
- Strategic mindset with an owner's orientation
- Understanding of Indian and international hospitality markets
- Familiarity with luxury, upscale, business, and airport hotel segments
