Position Overview
The AM Engineering provides strategic oversight and operational leadership for all Mechanical, Electrical, Plumbing (MEP) installations and civil maintenance activities within the facility. This role ensures engineering excellence, operational reliability, and seamless service delivery while managing both in-house teams and external contractors to maintain world-class facility standards.
Key Responsibilities
Engineering Operations Management
Support the Engineering function in managing all aspects of Mechanical, Electrical, and Plumbing installations, along with comprehensive civil maintenance operations across the facility. Ensure all systems operate at peak efficiency and align with organizational standards and client expectations.
Asset Management & Planning
Develop and maintain comprehensive critical spares inventory programs based on manufacturer specifications and operational requirements. Create strategic procurement plans for essential components, ensuring optimal stock levels for installations maintained by in-house engineering teams. This proactive approach minimizes equipment downtime and supports continuous operations.
Preventive Maintenance Leadership
Design, implement, and oversee robust preventive maintenance programs across all facility systems. Drive initiatives that significantly reduce the risk of unexpected failures in critical equipment through systematic inspection, testing, and maintenance protocols. Ensure program effectiveness through continuous monitoring and improvement.
Quality Assurance & Contractor Management
Partner with Engineering leadership to evaluate and enhance maintenance and service practices of Mechanical & Electrical contractors. Ensure all work performed aligns with manufacturer recommendations, industry best practices, and JLL quality standards.
Conduct regular audits and performance reviews to maintain service excellence.
Documentation & Compliance
Maintain accurate and up-to-date logbooks, maintenance checklists, and Planned Preventive Maintenance (PPM) schedules for all MEP installations. Ensure comprehensive documentation supports regulatory compliance, warranty protection, and operational continuity. Implement digital tracking systems where applicable to enhance efficiency.
Emergency Response & Downtime Management
Take ownership of equipment breakdowns and facility downtime events. Coordinate rapid response protocols, mobilize appropriate resources, and implement corrective actions to restore operations swiftly. Analyze root causes and implement preventive measures to minimize recurrence.
Client-Focused Project Delivery
Arrange and execute ad-hoc MEP installations and modifications in response to evolving client requirements. Manage project timelines, resource allocation, and stakeholder communication to deliver solutions that meet or exceed client expectations while maintaining operational continuity.
Site Safety & Protocol Enforcement
Ensure all contractors, vendors, and service providers strictly adhere to site safety protocols, security procedures, and operational guidelines. Manage projects and maintenance activities to minimize disruption to client operations and maintain the highest standards of workplace safety.
Operational Flexibility
Assume responsibility for Assistant Facility Manager (AFM)
soft services functions when operational needs require, demonstrating versatility and comprehensive facility management capabilities. This includes oversight of cleaning, security coordination, and other essential services.
Shift Leadership
Lead and manage engineering operations independently during assigned shifts, serving as the primary authority for all engineering-related decisions, escalations, and emergency responses. Ensure seamless 24/7 operational coverage and maintain consistent service standards across all shifts.
Required Qualifications
Education: Bachelors degree in Mechanical, Electrical, or Civil Engineering; Masters degree preferred
Experience: Minimum 8+ years in facility engineering management with demonstrated progressive leadership responsibility
Technical Knowledge: Expert-level understanding of MEP systems, building automation, and facility infrastructure
Leadership: Proven ability to manage multi-disciplinary teams, contractors, and complex engineering operations
Certifications: Relevant professional engineering certifications preferred (PE, LEED AP, CFM, or equivalent)
