Role & responsibilities
A. Green Building Certifications & Ratings
Drive pre-certification, design reviews, and final certification submissions in coordination with
architects, MEP consultants, and contractors
Track credit compliance matrices and manage documentation across certification bodies
Maintain updated knowledge of BEE (Bureau of Energy Efficiency) Star ratings applicable to
commercial buildings
B. ESG Strategy & Reporting
Own and execute Max Estates' ESG (Environmental, Social & Governance) roadmap in
alignment with business objectives
Prepare annual ESG / sustainability reports in line with GRI Standards, BRSR (Business
Responsibility & Sustainability Reporting) as mandated by SEBI for listed entities, and UN SDG
mapping
Track ESG KPIs across Scope 1, 2 & 3 GHG emissions; prepare carbon footprint inventories
per ISO 14064
Respond to investor ESG queries, rating agency assessments (MSCI, Sustainalytics, CDP), and internal board-level reporting
C. Energy Management
Lead energy audits (as per BEE guidelines) and building energy simulation using EnergyPlus /
eQUEST / IES-VE for design-stage modelling
Drive implementation of energy-efficient technologies: VRF/VRV systems, BMS/IBMS, LED
lighting, daylight harvesting, PV solar installations
Manage net-zero energy targets and renewable energy procurement (RECs, group captive
solar, open access)
Ensure compliance with Energy Conservation Building Code (ECBC) 2017 and ECBC Commercial norms
D. Water & Waste Management
Design and oversee STP/ETP/rainwater harvesting systems for projects; ensure compliance
with CPCB/SPCB norms
Implement water-neutral / water-positive strategies including greywater recycling, native
landscaping, and drip irrigation
Lead waste management plans (construction & demolition waste as per CPCB C&D; Waste Rules 2016) and municipal solid waste protocols
E. Sustainable Design & Construction
Integrate sustainability requirements into project briefs, design tender documents, and
contractor agreements
Drive use of sustainable materials: fly ash bricks, AAC blocks, low-VOC paints, recycled
content, FSC-certified wood
Implement construction-phase environment management plans (EMP) and conduct site audits
for compliance
Embed circular economy principles in material selection and end-of-life planning for buildings
F. Innovation, Research & Stakeholder Engagement
Stay current with emerging sustainability regulations, IPCC/climate risk frameworks, and Global
Real Estate Sustainability Benchmarks (GRESB)
Engage with IGBC, GBCI, TERI, BEE, and other industry bodies; represent Max Estates at
sustainability forums
Build internal sustainability awareness through training programs and green champion
networks
Manage sustainability-related vendor empanelment and performance evaluation
Preferred candidate profile
Bachelor's degree in Civil / Mechanical / Architecture, or Environmental Engineering
Postgraduate degree / diploma in Sustainability, Environmental Management, Energy
Management, or related field (from reputed institution e.g. TERI SAS, CEPT, SPA, IITs, IIMs,
TERI)
Proficient in Embodied carbon calculations
35 years of total experience, with a minimum of 1 year directly in real estate, construction, or
built setting sustainability
Has undergone or willing to learn on LEED AP BD+C / IGBC AP / WELL AP / GRESB AP
accreditation
Demonstrated experience leading green building certification projects (IGBC Platinum/Gold or
LEED Platinum/Gold)
Hands-on experience in BRSR reporting and GRI-aligned sustainability disclosures
