About the Role

Urbtech India Developers is looking for an experienced Facility Manager to oversee end-to-end facility operations at our corporate/office site in Okhla or Noida Sector 127, with extended responsibilities across multiple sites.

CANDIDATE MUST HAVE PRIOR REAL ESTATE EXPERIENCE

ROLE OVERVIEW
We are a commercial real estate developer with a portfolio of office buildings and business parks. We are hiring a Technical Facility Manager to lead end-to-end engineering operations, MEP systems, statutory compliance, utilities, and preventive maintenance across our office assets. This is a purely technical and engineering role. Candidates whose primary experience is in administration, soft services, front office, hospitality coordination, or general facility coordination will not be considered.

KEY RESPONSIBILITIES
- Manage full technical operations of office buildings including:
• Electrical: HT/LT substations, transformers, DG sets, UPS, PFI, lighting systems
• HVAC: Chillers, AHUs, FCUs, cooling towers, BMS integration
• Plumbing & fire: Water supply, STP, WTP, fire hydrant/sprinkler systems, fire pumps
• Lifts, BMS, and other building automation and MEP systems
- Plan, schedule, and execute preventive and predictive maintenance for all engineering assets; minimize downtime and breakdowns.
- Ensure compliance with all statutory and safety norms related to electrical, fire, lifts, HVAC, pollution control,



and other applicable regulations.
- Monitor technical performance parameters: uptime, energy consumption, breakdown trends, and implement corrective actions.
- Handle AMC management, technical vendor performance, technical audits, and service reports.
- Drive energy-saving initiatives and control technical operating costs for office assets.
- Supervise engineering staff, assign technical tasks, review logs, and maintain maintenance discipline across shifts.
- Support commissioning of new office buildings, technical handovers, and defect liability management.

CANDIDATE PROFILE REQUIRED
- Diploma / B.Tech / BE in Electrical / Mechanical Engineering.
- 512 years of hands-on experience in technical facility management of commercial office buildings, IT parks, business parks, or large corporate campuses.
- Strong exposure to:
• HT/LT, DG, HVAC, UPS, STP/WTP, fire systems, BMS, lifts, pumps, and electrical infrastructure
• Preventive maintenance planning, breakdown management, and statutory compliance
- Must be able to explain clearly:
• Types and capacities of systems handled (e.g., 2 x 1,600 kVA transformers”, “3 x 450 TR chillers”, “STP capacity X KLD”, etc.)




• Major technical breakdowns, upgrades, or energy-saving projects completed
- Candidates should have clear engineering depth and comfort with technical teams, not just coordination or client-facing exposure.

IMPORTANT SCREENING NOTE
This role is strictly for technical facility management professionals with strong MEP and engineering exposure in commercial office assets.
Profiles primarily focused on the following will be rejected:
- Admin management, front office, helpdesk, or reception coordination
- Soft services, housekeeping, transport, pantry, or general office administration
- Hospitality or client-servicing roles without hands-on technical systems experience
- Candidates robust only in communication, reporting, or vendor follow-up but weak on technical systems

MUST MENTION IN CV
- Types of commercial office properties managed (IT park, business park, corporate campus, Grade A office, etc.)
- Technical systems handled with approximate capacities (HT/LT, DG, HVAC, UPS, STP, fire systems, BMS, lifts, plumbing, electrical)
- Team size managed and shift operations exposure
- Major technical issues resolved or projects completed (e.g., chiller overhaul, DG upgrade, STP expansion, energy-saving project, new building commissioning)
- Statutory compliance and audit handling experience (electrical, fire, lifts, pollution control, etc.)
