The Facility Manager is responsible for the overall management, maintenance, safety, and operational efficiency of GHR Callisto. The role ensures that all building systems, amenities and common areas are maintained to the highest standards while delivering a safe, comfortable and pleasant environment for residents, visitors and stakeholders.

Key Responsibilities

Facility Operations & Maintenance

- Oversee the day-to-day operations and maintenance of the property.
- Ensure efficient functioning of all building systems, including:
- Electrical systems
- DG (Diesel Generator) sets
- HVAC systems
- Water supply and plumbing systems
- Sewage Treatment Plant (STP)
- Water Treatment Plant (WTP)
- Elevators
- Fire and life safety systems

- Prepare and implement preventive maintenance schedules.
- Monitor facility performance and minimize downtime of equipment.

Vendor & Contract Management

- Manage housekeeping, security, landscaping, pest control, and technical service vendors.
- Ensure all contractors comply with service-level agreements (SLAs).
- Review vendor performance and recommend improvements.
- Process vendor invoices and maintain contract documentation.

Safety & Compliance

- Ensure compliance with statutory regulations and local authority requirements.
- Conduct regular safety inspections and audits.
- Maintain fire safety systems and emergency response procedures.
- Coordinate mock drills and emergency preparedness programs.
- Ensure compliance with health, safety, and environmental standards.

Budgeting & Cost Control

- Prepare annual facility budgets and expense forecasts.




- Monitor operational expenditures and identify cost-saving opportunities.
- Ensure optimal utilization of resources while maintaining service quality.
- Track maintenance costs and prepare periodic financial reports.

Resident/Occupant Relations

- Address resident or occupant concerns related to facilities and maintenance.
- Coordinate resolution of complaints within defined timelines.
- Maintain high standards of customer service and satisfaction.
- Support community events and facility-related communications.

Asset Management

- Maintain records of facility assets, warranties, and maintenance history.
- Plan for asset replacement and lifecycle management.
- Recommend upgrades and modernization initiatives to improve efficiency and sustainability.

Team Management

- Supervise facility engineers, technicians, housekeeping staff, and support personnel.
- Conduct performance evaluations and provide training as required.
- Foster a culture of accountability, safety, and continuous improvement.

Reporting & Documentation

- Prepare monthly operational and maintenance reports.
- Maintain records of inspections, incidents, service requests, and compliance documentation.




- Present facility performance updates to management and residents' associations as required.

Qualifications

- Bachelor's Degree or Diploma in Electrical, Mechanical, Civil Engineering, Facility Management, or a related field.
- Professional certifications in Facility Management, Safety, or Building Operations are preferred.

Experience

- 8 -15 years of experience in facility management, property management, residential communities, commercial buildings, or mixed-use developments.
- Experience in managing large residential communities is preferred.
