Project Execution Head will be responsible for end-to-end planning, execution, monitoring, and delivery of real estate and construction projects in the Bangalore region. The role demands solid leadership, technical excellence, schedule and cost control expertise, and adherence to Sobhas uncompromising standards of quality, safety, and compliance.

Key Responsibilities

Strategic & Leadership Responsibilities

- Lead and manage multiple residential and mixed-use projects from mobilization to handover
- Provide strategic direction for project execution in alignment with corporate objectives
- Build, mentor, and manage high-performing project teams including Project Managers, Planning, QA/QC, Safety, Contracts, and Engineering teams
- Act as the regional escalation point for project-related challenges

Project Execution & Delivery

- Ensure projects are delivered on time, within approved budgets, and to Sobha quality standards
- Drive project planning, scheduling, resource allocation, and execution strategies
- Monitor milestones, critical paths, and productivity metrics
- Coordinate closely with design, procurement, contracts, and commercial teams

Cost, Contracts & Commercial Control

- Oversee project budgets, cost optimization initiatives, and value engineering
- Ensure effective contract administration and control of contractors, vendors, and consultants
- Review and approve major BOQs, variations, claims, and final accounts
- Ensure accurate forecasting and cash flow management

Quality, Safety & Compliance

- Uphold Sobhas hallmark quality benchmarks across construction activities




- Ensure strict adherence to QA/QC systems, safety norms, statutory and local regulatory requirements
- Drive zero-accident culture through proactive safety leadership
- Ensure environmental and sustainability guidelines are followed

Stakeholder Management

- Liaise with senior management, architects, consultants, statutory authorities, and external stakeholders
- Support customer and sales teams by ensuring timely completion and defect-free handover
- Represent Sobha Limited in client, authority, and community interactions when required

Key Skills & Competencies

- Strong leadership and people management skills
- Deep expertise in construction execution, planning, contracts, and cost control
- Excellent understanding of high-rise residential and luxury real estate construction
- Strong analytical, problem-solving, and decision-making abilities
- Effective communication and stakeholder management skills
- Proficiency with project management and planning tools (Primavera, MS Project, ERP systems, etc.)

Qualification & Experience

Education

- Bachelor's degree in civil engineering (Mandatory)
- Master's Degree / MBA (Project Management / Construction Management) Preferred

Experience

- 17 to 25+ years of progressive experience in large real estate or infrastructure construction
- Minimum 5 to 7 years in a senior leadership role (VP / GM / AVP Projects)
- Proven track record of delivering large-scale residential or mixed-use developments
- Experience in South India, particularly Tamil Nadu or Kerala, is highly desirable

Preferably age should be below 45 years.
