Job Summary

We are looking for an experienced Design Manager / Senior Design Manager to lead and manage the design development of real estate and construction projects from concept stage through execution. The role will be responsible for translating project concepts into practical, buildable, cost-effective, and regulatory-compliant designs while ensuring coordination between architectural, structural, MEP, HVAC, and other consultants.

Key Responsibilities

- Develop efficient and practical architectural layouts aligned with the approved project concept, positioning, and project requirements.
- Ensure designs comply with applicable building by-laws, fire safety norms, environmental regulations, local authority requirements, and statutory regulations.
- Optimize space utilization by maximizing FSI/FAR, improving carpet area efficiency, and maximizing saleable area.
- Develop designs within the approved project budget and identify value engineering and cost optimization opportunities without compromising functionality, quality, or design intent.
- Coordinate architectural designs and drawings with structural, MEP, HVAC, plumbing, electrical, and other consultants to ensure clash-free and coordinated drawings.
- Manage the timely delivery of concept designs, schematic designs, working drawings, detailed drawings, and GFC (Good for Construction) drawings as per project milestones.
- Maintain proper drawing revision control, documentation, design records,



and change management processes.
- Coordinate with project and construction teams during execution, conduct site visits, respond to RFIs, and review/approve materials and shop drawings.
- Ensure that the approved design intent, quality standards, specifications, and project requirements are maintained during construction.
- Participate in design coordination meetings, consultant meetings, and project review meetings, ensuring proper documentation and communication of decisions.
- Work closely with architects, consultants, contractors, project managers, and internal stakeholders to resolve design and execution-related issues.

Desired Candidate Profile

- Bachelor's or Master's degree in Architecture, Civil Engineering, or a related field.
- Experience in Design Management, Architectural Design, Real Estate Projects, Residential Projects, Commercial Projects, High-Rise Buildings, or Construction Projects.
- Robust knowledge of building planning, architectural design, working drawings, GFC drawings, construction drawings, design coordination, FSI/FAR, carpet area, saleable area, space planning, and building regulations.
- Experience in coordinating with structural, MEP, HVAC, electrical, plumbing, and other design consultants.
- Good understanding of construction processes, materials, site execution, shop drawings, RFIs, and design documentation.
- Strong project management, coordination, communication, problem-solving, and stakeholder management skills.
- Proficiency in relevant design and architectural software such as AutoCAD, Revit, BIM, SketchUp, or other relevant design tools will be an advantage.
