Project Manager – Construction (Redevelopment Project)

Project: Residential Redevelopment Project (B2 + Ground + 11 Floors)

Reporting To: Director / Managing Director

Position Summary

We are seeking an experienced and highly competent Project Manager to independently manage the execution of a residential redevelopment project from basement excavation through possession. The Project Manager will be fully responsible for planning, execution, quality, safety, contractor coordination, project budgeting, billing certification, statutory compliance, and timely completion of the project.

The candidate must possess solid leadership skills and be capable of independently taking technical and commercial decisions while regularly reporting project progress to the management.

Key Responsibilities

Project Planning & Execution

* Independently execute the project from excavation to handover.

* Prepare and monitor detailed project schedules using Primavera or MS Project.

* Plan manpower, equipment, shuttering cycles and resource allocation.

* Ensure achievement of planned slab cycle timelines.

* Coordinate basement, RCC, masonry, plaster, waterproofing and finishing activities.

Contractor Management

* Manage all labour contractors and subcontractors.

* Verify contractor manpower deployment.

* Monitor productivity against planned targets.

* Review contractor running bills and recommend payments.

* Control extra item claims and contractual variations.

* Monitor contract compliance and delay recovery.

Billing & Cost Control

* Certify contractor RA bills based on actual site progress.

* Verify measurements before recommending payment.

* Monitor project budget versus actual expenditure.

* Control material wastage.

* Prepare monthly cost reports.

* Maintain labour productivity records.

* Coordinate with the accounts department for payment certification.

Quality Control

* Ensure work complies with approved drawings and specifications.

* Supervise RCC quality, reinforcement, shuttering and concreting.

* Review cube test results and NDT reports where required.

* Monitor waterproofing quality.





* Ensure proper curing procedures.

* Conduct quality inspections and close NCRs.

* Maintain quality documentation.

Material Management

* Monitor consumption of:

* Steel

* Cement

* RMC

* AAC Blocks

* Waterproofing materials

* Prevent theft and wastage.

* Coordinate procurement requirements.

* Verify reconciliation of major materials.

Planning & Coordination

* Coordinate with:

* Architect

* Structural Consultant

* MEP Consultant

* Waterproofing Consultant

* Surveyor

* Laboratory

* Contractors

* Redevelopment Society representatives

* Resolve technical issues promptly.

Statutory Compliance

* Ensure compliance with:

* MCGM approvals

* Fire NOC requirements

* Labour laws

* Safety regulations

* Environmental requirements

* Coordinate inspections by statutory authorities.

Safety Management

* Implement project safety plan.

* Conduct weekly safety inspections.

* Ensure use of PPE.

* Monitor scaffolding, lifting operations and excavation safety.

* Investigate accidents and implement corrective actions.

Reporting

Prepare and submit:

* Daily Progress Report (DPR)

* Weekly Progress Report

* Monthly Project Review

* Cost Analysis Report

* Material Consumption Report

* Delay Analysis

* Cash Flow Forecast

* Risk Register

* Look-Ahead Planning (2-week and 4-week)

Key Performance Indicators (KPIs)

The Project Manager will be evaluated on:

* Project completion within contractual timeline.

* Project completed within approved budget.

* RCC slab cycle achieved as per programme.

* Zero major quality failures.

* Zero fatal accidents.

* Steel consumption maintained within approved limits.

* Concrete consumption controlled as per design.

* Timely certification of contractor bills.

* Effective management of subcontractors.

* Client/Society satisfaction.





* Timely statutory compliance.

* Successful project handover.

Desired Candidate Profile

Education

* B.E./B.Tech Civil Engineering (Preferred)

* Diploma Civil with exceptional redevelopment experience may also be considered.

Experience

* Minimum 12–15 years of construction experience.

* At least 5 years as Project Manager.

* Experience in residential high-rise redevelopment projects.

* Experience executing basement construction.

* Experience with RCC framed structures.

* Strong understanding of Mumbai redevelopment regulations.

The Project Manager shall have authority to:

* Stop any unsafe or poor-quality work.

* Coordinate directly with consultants and statutory authorities.

* Escalate major commercial, contractual, or design matters to the Director for approval.

Additional Requirement (Highly Recommended)

Given Advent Infra’s role as a developer, I recommend making this a Project Manager – Execution & Commercial position rather than a purely execution-focused role. The successful candidate should be capable of handling both engineering and commercial aspects, including:

* Contract administration.
