Job Title: AVP/AGM - Construction & Development

Location: Gandhinagar & Mumbai

A professionally managed real estate development company with over 30 years of legacy, headquartered in Ahmedabad, with a growing portfolio of landmark developments across Gujarat and Maharashtra. The company has established a strong presence in GIFT City, including one of the largest commercial floor plate developments in the region, along with ambitious residential developments in Mumbai. With a focus on quality, timely delivery, and engineering excellence, the organization is scaling its construction capabilities through strong internal execution systems and best-in-class project management practices.

The role will have end-to-end ownership of project execution and development of an in-house construction team with professionals and to arrange contractors, vendors, labour agencies, consultants, and specialist agencies. The VP/GM & AVP/ AGM Construction will lead Managers, Deputy Managers, and project teams to ensure projects are delivered with excellence in terms of timelines, cost, quality, safety, and operational efficiency. The position requires a strategic construction leader who can balance high-level planning with hands-on execution oversight and work directly with the Chairman and Directors on project progress, budgets, risks, and decision-making.

Key Responsibilities Areas

1. Construction Leadership & Project Delivery:

- Provide strategic and operational leadership for all ongoing and upcoming construction projects.
- Oversee execution of high-rise residential developments, commercial buildings, and large scale real estate projects.
- Drive projects from pre-construction planning through execution, completion, and handover.
- Establish execution strategies, project milestones, resource plans, and delivery frameworks.
- Ensure all projects achieve approved timelines, budgets, quality standards, and customer commitments.

2. Team Leadership & Organization Development:

- Lead and mentor the construction organization comprising Project Managers, Deputy Managers, engineers, site teams, and support functions.




- Build a high-performance culture focused on ownership, accountability, productivity, and timely delivery.
- Define roles, responsibilities, reporting structures, and performance metrics across projects.
- Develop internal construction capabilities, processes, and best practices.

3. In-House Construction Management:

- Lead execution through the internal construction team, including:

1. Site management
2. Planning and scheduling
3. Resource deployment
4. Labour management
5. Vendor coordination
6. Material planning
7. Productivity monitoring
8. Quality control

- Ensure effective utilization of manpower, machinery, materials, and resources.
- Identify opportunities for process improvement and construction efficiency.

4. Contractor, Vendor & Procurement Management

- Evaluate project requirements and appoint suitable contractors, subcontractors, vendors, and labour agencies wherever required.
- Review contractor quotations, negotiate rates, and ensure commercial competitiveness.
- Manage contractor performance, productivity, quality, and adherence to schedules.
- Develop strong vendor relationships while maintaining cost and quality discipline.
- Monitor procurement strategies to ensure timely availability of materials and resources.

5. Cost Control & Commercial Management

- Own project cost monitoring and ensure execution within approved budgets.
- Review BOQs, rate analyses, vendor quotations, and construction packages.
- Identify cost optimization opportunities without compromising quality.
- Track project expenditure, commitments, variations, and potential cost escalations.
- Provide management with accurate cost forecasts and mitigation strategies.

6. Design, Engineering & Consultant Coordination

- Lead coordination between architectural, structural, MEP, PMC, and specialist consultants.
- Ensure timely release and approval of drawings, specifications, and construction details.




- Identify design-related risks impacting cost, quality, or timelines.
- Drive value engineering initiatives and constructability improvements.
- Ensure seamless transition from design intent to site execution.

7. Project Planning, Monitoring & Reporting

- Establish robust project monitoring systems and construction MIS.
- Review daily, weekly and monthly progress reports from project teams.
- Monitor:
- Schedule adherence
- Critical path activities
- Resource deployment
- Quality parameters
- Safety performance
- Cost movement

- Provide regular project updates directly to Chairman and Directors.
- Highlight risks, delays, dependencies, and corrective actions.

8. Quality, Safety & Compliance

- Drive quality excellence across all projects.
- Ensure implementation of quality control processes, inspections, testing procedures, and documentation systems.
- Promote strong safety culture across internal teams and contractors.
- Ensure compliance with statutory requirements, approvals, and industry standards.

9. Stakeholder & Leadership Management

- Act as the key interface between construction teams and senior management.
- Present project performance, challenges, and strategic recommendations to leadership.
- Coordinate with finance, legal, procurement, sales, and business teams for successful project delivery.
- Support management decisions through data-driven insights.

CANDIDATE PROFILE

- Experience with reputed real estate developers, EPC organizations, or large-scale construction companies.
- Proven track record of managing large-scale residential and commercial projects.
- Robust experience in high-rise construction, RCC structures, finishing works, MEP coordination, and project delivery.
- Experience managing large internal construction teams and external contractors.
- Strong understanding of:
- Construction planning
- Cost control
- Vendor management
- Contracting models
- Design coordination
- Project execution methodologies

- Ability to manage multiple projects simultaneously with strong ownership mind-set.
- Excellent leadership, communication, negotiation, and decision-making skills.
- Experience working directly with promoters / CXO-level leadership preferred.
