Role & responsibilities

Responsible for developing design massing studies across projects to inform feasibility, density, product strategy, and positioning. The Architect will be the key link between planning, design intent and business strategy, working closely with internal stakeholders to develop massing studies for potential land acquisition and preparation of area statement.

Preferred candidate profile

- Initial Project Massing (Residential and Commercial) basis local building bye laws and brief mentioned by Business Development.
- Preparation of Area Statement as per design development stages and RERA
- Comparison and tracking of different design ratios for Internal and External Projects for Benchmarking.
- Optimization of Areas during design development phase.
- Collaborate with Planning & Costing, Business Development and Design teams to validate FAR/FSI utilization, site coverage, setbacks,



and regulatory compliances
- Create presentations, visual summaries, and scenario-based analysis for leadership reviews
- Maintain a repository of benchmarks, site typologies, and data to inform future project potential

Experience

At least 5 years of experience in design or master planning roles, ideally with a developer or design consultancy.

Skills and Knowledge

- Proficiency in AutoCAD, SketchUp, Photoshop, Revit; Rhino or 3D visualization tools is a plus
- Understanding of spatial design and planning principles
- Robust visualization, presentation, and communication skills
- Understanding of building bye laws and development regulations (NBC, DCR, GFC norms etc.)
