ROLE OVERVIEW
We are looking for an experienced Quantity Surveyor to join our team for an upcoming G+9 residential development comprising 79 premium 3BHK apartments in Canara Bank Layout, Sahakar Nagar, North Bangalore. The QS will be the commercial backbone of the project, responsible for all cost planning, contractor billing, and financial controls from pre-construction through handover.
KEY RESPONSIBILITIES
Prepare and maintain detailed Bill of Quantities (BOQ) for all civil, structural, MEP, and finishing works
Evaluate and certify contractor RA (Running Account) bills; ensure quantities match actual site progress
Manage the tendering process prepare bid documents, analyse and compare contractor quotes, conduct commercial negotiations
Carry out monthly cost-to-complete forecasting; flag budget variances and overruns to management proactively
Manage rate analysis for current items and variation orders; maintain a running variation register
Review subcontractor and vendor agreements; verify scope, commercials, and payment terms before PO issuance
Coordinate with the Project Manager and Site Engineers on scope changes and their cost impact
Ensure all billing documentation aligns with RERA project account compliance requirements
Prepare monthly MIS reports on project expenditure vs. budgeted cost for management review
Maintain records of material reconciliation, wastage tracking,



and as-built quantity updates
Verify and reconcile labour and material invoices against approved rate schedules
Assist in preparation of final accounts and settlement of contractor claims at project close-out
QUALIFICATIONS & SKILLS
B.E. / B.Tech in Civil Engineering OR Diploma in Civil Engineering with strong QS specialisation
68 years of hands-on experience in QS / commercial roles, preferably with residential real estate developers
Proficiency in AutoCAD for quantity take-offs and drawing interpretation
Advanced MS Excel skills rate analysis, BOQ formatting, cost MIS, and pivot-based reporting
Sound knowledge of standard specifications (CPWD / NBC 2016) and prevailing market rates in Bangalore
Experience with ERP or project management software is an advantage (e.g. In4Velocity, Procore, or similar)
Working knowledge of RERA regulations as they apply to project cost reporting and escrow compliance
Strong analytical mindset with high attention to detail and number accuracy
Good written and verbal communication skills for vendor and contractor correspondence
COMPENSATION & BENEFITS
CTC: 35,000 50,000 per month (dependss the right candidate and experience)
