- Perform Full Search, Current Owner Search, and Two-Owner Search using online/public record sources.

- Research and review deeds, mortgages/deeds of trust, liens, judgments, easements, plats/maps, assessments, and taxes to determine ownership, vesting, and encumbrances.

- Analyze chain of title and prepare accurate, well-structured title search reports outlining title-related matters and exceptions.

- Verify legal descriptions, cross-check indexing/vesting variations, and ensure findings are complete and consistent.

- Compile and confirm recorded instruments by searching public and private records for title companies, law firms, and real estate agencies.

- Flag restrictions or issues that could hinder sale/use of the property and escalate gaps/red flags with clear notes.

- Prepare property reports and support title commitment / commitment typing inputs as per workflow.





- Maintain high accuracy under deadlines with solid documentation discipline and quality checks.

- Work in flexible shifts and follow client-specific naming, formatting, and delivery standards.

Preferred Candidate Profile

- Minimum 1 year experience in a title production role (Title Searcher/Title Processor or equivalent).

- Practical experience in both Full Search and Current Owner Search (Two-Owner Search preferred).

- Strong working knowledge of tools like NETR Online, Data Trace, DataTree, TitlePoint, Fiddler, and similar title search applications/portals.

- Excellent understanding of online public records research (recorder/clerk, assessor, treasurer/tax, GIS where applicable).

- Strong attention to detail, document-reading ability, and sound judgment to identify critical/relevant documents quickly.

- Clear written communicationable to produce clean, audit-friendly notes and reports.

- Reliable, process-driven, and comfortable working in a fast-paced production environment with shift flexibility.
