Job Summary

We are seeking an experienced and strategic Executive Director Property Management to lead and oversee large-scale residential, commercial, retail, and mixed-use property management operations. The role requires strong leadership, operational excellence, financial management, client relationship management, and the ability to drive service quality while maximizing asset value and profitability.

Key Responsibilities

- Lead the overall Property Management business and operations across multiple sites and regions.
- Develop and execute long-term business strategies to improve operational efficiency and customer satisfaction.
- Manage residential, commercial, retail, industrial, and mixed-use property portfolios.
- Drive profitability through effective budgeting, cost optimization, and revenue enhancement initiatives.
- Oversee facility management, maintenance, engineering, security, housekeeping, landscaping, and vendor management.
- Ensure compliance with all statutory, legal, safety, environmental, and regulatory requirements.
- Build and maintain strong relationships with property owners, developers, tenants, Resident Welfare Associations (RWAs), and key stakeholders.
- Monitor service delivery against defined KPIs and SLAs.




- Lead contract negotiations with vendors, contractors, and service providers.
- Establish governance frameworks, operational policies, and standard operating procedures.
- Review financial reports, budgets, CAPEX, OPEX, and business performance metrics.
- Drive digital transformation and adoption of Property Management Systems (PMS), CAFM, ERP, and automation tools.
- Develop high-performing leadership teams through mentoring, coaching, and succession planning.
- Handle escalations, crisis management, risk mitigation, and business continuity planning.
- Identify new business opportunities and support business development initiatives.

Required Qualifications
- Bachelors Degree in Engineering, Business Administration, Real Estate, or related field.
- MBA or Postgraduate qualification preferred.
- Skilled certifications in Facility Management, Property Management, or Project Management will be an advantage.
