Job Title: Building Manager
Department: Administration / Facilities Management
Location: Cheran Group, Coimbatore
Reporting To: General Manager / Management

Position Summary

The Building Manager is responsible for the overall administration, maintenance, safety, security, and operational efficiency of the assigned building(s). The role ensures that the premises are well-maintained, compliant with statutory requirements, and provide a safe, clean, and comfortable environment for occupants, visitors, and employees.

Key Responsibilities

Building Operations

- Oversee the day-to-day operations of the building and ensure smooth functioning.
- Monitor housekeeping, security, landscaping, and maintenance activities.
- Ensure uninterrupted functioning of electrical, plumbing, HVAC, elevators, DG sets, and other utilities.
- Conduct routine inspections and ensure preventive maintenance is carried out.

Maintenance Management

- Coordinate with internal maintenance teams and external vendors for repairs and servicing.
- Ensure timely resolution of maintenance complaints from occupants.
- Maintain records of maintenance schedules, service reports, and equipment history.
- Monitor Annual Maintenance Contracts (AMCs) and vendor performance.

Safety & Compliance

- Ensure compliance with fire safety regulations, building codes, and statutory requirements.
- Conduct periodic fire drills and emergency preparedness activities.
- Maintain all statutory licenses and coordinate inspections by government authorities.
- Ensure CCTV systems, fire alarm systems, access control, and emergency equipment are operational.





Security Management

- Supervise security personnel and monitor access control.
- Ensure visitor management procedures are followed.
- Investigate security incidents and submit reports to management.
- Coordinate with law enforcement agencies whenever required.

Housekeeping & Facility Management

- Ensure cleanliness and hygiene of common areas, offices, washrooms, parking areas, and surrounding premises.
- Monitor waste disposal and sanitation practices.
- Ensure adequate supplies of cleaning materials and facility consumables.

Vendor & Contractor Management

- Coordinate with contractors and service providers for maintenance and renovation works.
- Verify vendor bills and service completion reports.
- Ensure contractors comply with safety regulations while working on-site.

Budget & Inventory Management

- Prepare annual maintenance budgets.
- Monitor utility consumption and recommend cost-saving initiatives.
- Maintain inventory of maintenance materials, tools, and spare parts.
- Control operational expenses within approved budgets.

Occupant Relations

- Address complaints and service requests promptly.
- Coordinate space allocation and facility arrangements for meetings and events.




- Maintain positive relationships with tenants, staff, and visitors.

Documentation & Reporting

- Prepare daily, weekly, and monthly operational reports.
- Maintain records of maintenance, inspections, utility consumption, and incident reports.
- Submit periodic reports to management regarding building performance.

Qualification

- Bachelor's Degree or Diploma in Civil Engineering, Mechanical Engineering, Electrical Engineering, Facility Management, or a related discipline.
- Additional certifications in Facility Management or Safety will be an added advantage.

Experience

- 3 to 5 years of experience in building administration, facility management, property management, or maintenance.
- Experience in educational institutions, hospitals, commercial buildings, or residential complexes is preferred.
