Key Responsibilities

1. Project Planning & Schedule Monitoring

- Review and monitor contractors baseline project schedule, work programme, and construction methodology.
- Prepare and track detailed activity-wise construction plans, weekly plans, and monthly targets.
- Monitor project progress against approved schedules and highlight delays, constraints, and risks.
- Identify critical path activities and coordinate with contractors for recovery plans.
- Review manpower, material, and equipment deployment plans submitted by contractors.
- Monitor timely completion of project milestones and key deliverables.
- Prepare progress trackers and update project status reports.

2. Civil & Finishing Works Monitoring

- Monitor execution of civil and finishing works as per approved drawings, specifications, BOQ, and contract requirements.
- Ensure quality and workmanship standards for:
- RCC and structural works
- Masonry works
- Plastering
- Waterproofing
- Flooring and tiling
- Painting works
- False ceiling
- Doors, windows, and joinery works
- External development works
- Architectural finishing works

- Review construction methodology and ensure compliance with project requirements.
- Inspect ongoing works and ensure timely rectification of defects and observations.

3. Team Coordination & Site Management

- Act as a coordination link between client, consultants, contractors, and internal project teams.
- Coordinate with architectural, structural, MEP, and other disciplines to resolve site issues.
- Review technical queries (RFI) raised by contractors and coordinate for timely closure.
- Monitor site activities and ensure smooth workflow between various agencies.




- Participate in regular progress review meetings and prepare meeting updates.
- Follow up on pending decisions, approvals, and site constraints.

4. Documentation & Reporting

- Maintain complete project documentation as per requirements.
- Review and maintain records of:
- Daily progress reports
- Weekly and monthly progress reports
- Site inspection reports
- Work completion records
- Material approval records
- Drawing registers
- RFI registers
- MOM (Minutes of Meetings)
- Snag lists and closure reports
- Testing and inspection records

- Prepare regular project status reports for client and Site management.
- Ensure proper documentation of approvals, inspections, and correspondence.

5. Quality Control & Inspection

- Monitor compliance with project quality standards and specifications.
- Coordinate with QA/QC team for inspections and quality checks.
- Review material approvals, samples, mock-ups, and technical submissions.
- Ensure approved materials and workmanship standards are followed at site.
- Identify quality issues and ensure corrective and preventive actions.

6. Quantity Verification & Billing Support

- Verify contractor measurements and work completion status.
- Review contractor bills, RA bills, and supporting documents.
- Check quantities executed against BOQ and approved drawings.




- Assist in certification of completed works.
- Monitor variation works, extra items, and change order documentation.

7. Contractor Management

- Monitor contractor performance and compliance with project requirements.
- Coordinate with contractors for resource planning and work execution.
- Review subcontractor progress and highlight performance issues.
- Ensure timely submission of drawings, samples, approvals, and work plans.

8. Safety & Compliance Coordination

- Coordinate with safety team to ensure compliance with project safety requirements.
- Monitor safe execution practices during civil and finishing activities.
- Ensure contractor compliance with statutory and project safety procedures.

Qualification & Experience

- Diploma / Degree in Civil Engineering from a recognized institute.
- Minimum 5 years of experience in building construction projects.
- Experience in PMC consultancy, institutional, educational, commercial, or large-scale building projects preferred.
- Strong experience in civil works, finishing works, project monitoring, and documentation.
- Good understanding of drawings, specifications, BOQ, contracts, and construction processes.

Required Skills

- Project planning and activity monitoring.
- Knowledge of Primavera/MS Project and MS Excel reporting.
- Strong documentation and reporting skills.
- Ability to review drawings and identify construction issues.
- Positive coordination and communication skills.
- Knowledge of quality standards and construction practices.

Ability to manage multiple stakeholders and site activities.
