Job Summary

We are looking for an experienced Maintenance Manager to oversee end-to-end facility maintenance operations for our mall property. The role holder will be responsible for ensuring seamless functioning of all technical and infrastructural systems, driving preventive maintenance practices, and maintaining the highest standards of safety, comfort, and operational efficiency for tenants and visitors.

Key Responsibilities

- Manage day-to-day maintenance operations across MEP (Mechanical, Electrical & Plumbing), HVAC, fire-fighting, and BMS (Building Management System) infrastructure
- Plan and execute Preventive Maintenance (PPM) schedules to minimize equipment downtime and breakdowns
- Manage AMC (Annual Maintenance Contracts) with vendors negotiation, renewal, performance tracking, and compliance
- Ensure statutory compliance related to fire safety, elevators, DG sets, electrical systems, and other regulatory requirements
- Monitor energy consumption and implement cost-optimization initiatives across utilities
- Coordinate with tenants, contractors, and vendors for maintenance requests and escalations
- Supervise and lead a team of technicians, electricians, plumbers, and housekeeping/security-adjacent maintenance staff
- Conduct regular audits and inspections of common areas, parking, escalators/elevators, and back-of-house facilities




- Prepare and manage maintenance budgets, track expenses, and control costs
- Handle emergency situations (power failures, water leakage, fire incidents) with quick response and resolution
- Maintain documentation, logs, and reports related to maintenance activities, incidents, and compliance
- Liaise with local authorities/government bodies for licenses, inspections, and approvals as required

Desired Candidate Profile

- Bachelor's degree/Diploma in Mechanical/Electrical Engineering or related field
- 57 years of experience in facility/mall maintenance operations, with hands-on exposure to MEP, HVAC, and BMS systems in Mall.
- Prior experience in mall, commercial real estate, or large facility management preferred
- Strong vendor management and negotiation skills
- Good understanding of statutory and safety compliance norms
- Solid leadership and team management capabilities
- Excellent communication and coordination skills
- Ability to handle emergencies calmly and take quick decisions
