Roles & Responsibilities

- Lead the tendering and estimation process for large-scale EPC and building construction projects, particularly projects floated by reputed real estate developers.
- Handle post-bid clarification meetings and commercial negotiations with clients, developers, commercial teams, and Project Management Consultants (PMCs).
- Develop competitive commercial pricing strategies, optimize project margins, conduct rate analysis, and negotiate vendor/subcontractor rates.
- Oversee preparation of detailed cost estimates, resource-based rate analysis, budgets, and tender proposals.
- Review and reconcile architectural, structural, civil, and MEP drawings with specifications and BOQs to identify scope gaps, quantity mismatches, and design risks.
- Prepare accurate quantity take-offs for excavation, backfilling, RCC, concrete, reinforcement/BBS, masonry, plastering, flooring, painting, waterproofing, and other civil works.




- Cross-check internal quantity calculations against client-issued BOQs and identify major quantity variances, omissions, and potential scope inflation.
- Identify discrepancies between tender drawings, specifications, and BOQs and prepare formal pre-bid technical queries and clarifications.
- Identify and highlight items shown in drawings but missing from the BOQ, including waterproofing systems, architectural finishes, MEP connections, and other project requirements.
- Evaluate, negotiate, and finalize high-value subcontractor and vendor packages, including faade, MEP, elevators, finishing, and specialized works.
- Maintain an updated database of historical labour, material, equipment, and subcontractor rates for future tendering and estimation activities.
- Lead and mentor the estimation and tendering team to ensure accurate and timely submission of tenders.
- Coordinate with Project, Procurement, Design, Planning, and Commercial teams for effective tender preparation and project handover.
- Ensure proper tender documentation, cost records, rate analysis, BOQ reconciliation, and document management.
