Job Title: Maintenance Technician

Job Description:

We are looking for a proactive and hands-on Maintenance Technician to manage tenant maintenance requests, on-ground repairs, and move-in/move-out inspections across our rental properties. The ideal candidate should be comfortable travelling across the city, solving day-to-day electrical and plumbing issues, and ensuring a smooth living experience for our tenants.

Key Responsibilities

Maintenance & Ticket Resolution

Receive and track maintenance tickets raised by tenants (electrical, plumbing, switchboard, lighting, and other household issues).

Visit the concerned rental apartment to inspect and assess the reported problem.

Resolve minor issues directly where possible.

Coordinate with external vendors, electricians, plumbers, or technicians for issues requiring specialised skills.

Ensure timely closure of tickets and update status in the tracking system/app.

Tenant Communication

Communicate clearly with tenants about expected resolution timelines.

Follow up to confirm the issue has been fixed to the tenant's satisfaction.

Ensure a professional and courteous experience during every visit.

Inspections

Conduct move-in inspections with new tenants, documenting the condition of the apartment and fixtures.

Conduct move-out inspections, checking for damages, pending dues, or maintenance issues before handover.

Prepare inspection reports/checklists and share with the Operations Manager.

Operations Support





Maintain a log of recurring issues per property to flag properties needing larger repairs.

Escalate major maintenance issues to the Operations Manager.

Manage basic inventory of spare parts/tools required for quick fixes.

Maintain records of expenses related to repairs and vendor payments.

Requirements

Prior experience in facility management, maintenance, or a similar operations role (property/real estate background preferred).

Basic working knowledge of electrical and plumbing systems.

Strong problem-solving and troubleshooting skills.

Good communication skills to interact with tenants professionally.

Willingness to travel across multiple properties within the city.

Own two-wheeler preferred for mobility between properties.

Ability to work independently with minimal supervision.

Basic familiarity with smartphone apps for ticket tracking/updates.
