About the Role

We're looking for a sharp, detail-driven professional to take ownership of project costs, timelines, and procurement across all Nirmithi projects. This is a combined Quantity Surveyor and Project Manager role — suited for someone who's comfortable moving between a spreadsheet and a site visit, and who takes pride in keeping projects on schedule and on budget.

You'll work directly with our team, managing the full lifecycle of turnkey residential and commercial projects — from cost estimation at the start to final billing at handover.

What You'll Do

- Prepare and manage detailed quantity take-offs, BOQs, and cost estimates for all projects.
- Track and manage turnkey project timelines—coordinating tasks, milestones, and team schedules.
- Handle all product pricing, vendor comparisons, and purchase decisions across material categories.
- Manage procurement and supply chain for construction materials and finishes — from initial inquiry to delivery.
- Handle inbound calls and communications from vendors, suppliers, and stores; negotiate pricing and confirm orders.
- Maintain accurate records of purchases, invoices, and project expenditure.
- Coordinate with site teams and civil engineers to ensure materials are available when needed.
- Prepare and present regular project cost and progress reports to management.
- Flag budget variances early and propose corrective action.
- Support stage-wise billing and ensure documentation is in order for each project phase.

Qualifications

- Degree in Civil Engineering with a minimum of 1 year of relevant work experience,



OR Diploma in Civil Engineering with a minimum of 2 years of work experience.
- Proficient in reading and interpreting 2D drawings and permit drawings.
- Hands-on experience with cost estimation, BOQ preparation, and bill preparation.
- Strong working knowledge of Microsoft Office — particularly Excel (spreadsheets), Word (technical documents), and PowerPoint.
- Familiarity with civil design software is an advantage.
- Direct experience in civil construction or design-and-build projects is strongly preferred.

Technical Skills

- Proficient in reading 2D drawings and permit drawings
- Skilled in quantity take-offs, BOQ preparation, rate analysis,
- Competent in cost estimation, bill preparation, and stage-wise billing
- Working knowledge of AutoCAD for measurement and drawing interpretation
- Proficient in MS Office — Excel (estimation sheets, cost tracking), Word (technical documents), PowerPoint
- Familiarity with MS Project or equivalent scheduling tools is an advantage
- Knowledge of IS 1200 measurement standards is a plus
- Project & Procurement Management
- Ability to manage turnkey project timelines across multiple concurrent projects
- Experience in vendor comparison, bid evaluation,



and purchase decisions
- Comfortable handling vendor and supplier calls, negotiations, and order confirmations
- Able to maintain accurate procurement records, invoices, and expenditure reports
