We have an urgent opening for Manager MEP in Hyderabad with a developer client into luxury villas.

Role & responsibilities

Key Focus:

End-to-end ownership of MEP design review, site execution, quality, and commissioning for 30-50 residential units + infrastructure across projects.

Core Responsibilities

1. Design & CoordinationReview MEP consultant drawings for routing, sizing, coordination. Raise RFIs earlyValue-engineer routing, sizing, specs for cost + constructability Drive GFC release with Product Design Studio. Ensure zero delays on siteReview MEP tenders and rate vendor technical + commercial bids

2. Site Execution Own MEP delivery: Internal - Electrical, Plumbing, HVAC, Fire. Infrastructure - UGT, OHT, STP/WTP, HT/LT, BMS, Street LightingManage simultaneous MEP works across 30-50 homes at different stagesCoordinate with Civil/Structural for sleeves, slab cuts, chases, insertsMonitor daily progress vs schedule. Ensure compliance to approved drawings & 4Q standardsRegular site visits to resolve ambiguities and align with design intent

3. Quality, Drawings & SnaggingMaintain live site drawing set. Track RFIs to closurePrepare accurate As-Built drawings with subcontractors during executionDrive FTR process. Lead MEP snagging/de-snagging for units + infrastructureWeekly snag/FTR/contractor performance dashboards to PM

4. Vendors, Commissioning & MaintenanceBuild/manage qualified MEP contractor + vendor panel.



Track performance & certify billsCoordinate material indents with Procurement to avoid stoppagesPlan & execute FAT/SAT with OEMs. Maintain equipment records, warranties, O&M; docsImplement 52-week PPM calendar for all MEP systems

5. Sustainability, Reporting & TeamDrive energy conservation, solar, RWH, efficient equipment to reduce OPEXUse Falcon/CMS for tracking tasks, RFIs, snags, reportsSubmit daily/weekly/monthly MEP reports. Escalate risks with mitigationBuild & develop site MEP team. Ensure safety + accountability

Customer success focus: Ensure MEP systems are tested/commissioned before handover. Support post-possession defect closureKey InterfacesPM, Civil/Structural Team, Product Design Studio/MEP Consultants, Procurement, OEMs, Customer Success, MEP Contractors

Qualifications & ExperienceEssential:B.E/Diploma in Electrical/Mechanical Engineering

8-12 years MEP site execution, 3-4 years as Lead/Supervisor Experience handling MEP for 30-50 units simultaneously Robust in MEP drawings, RFI, As-Builts, FAT/SAT, Snagging, PPM Proficiency in Falcon/Procore/Asite. Residential MEP systems '

knowledge Preferred:Eco-residential/IGBC/GRIHA/LEED project exposure Energy conservation, BMS, Solar, VFD experience

BIM tools: Revit MEP, Navisworks South India residential real estate experience
