About the Role

We are looking for an experienced Transition, Property & Facilities Manager to lead the handover, transition, and ongoing operational management of high-rise residential/commercial towers. This role is ideal for a professional who has managed large-format high-rise developments end-to-end from pre-handover design inputs through to stabilized facility operations — and who can independently build SOPs, systems, and processes from scratch rather than simply follow existing playbooks.

Key Responsibilities

Transition & Handover

- Lead project transition from construction/development team to operations, ensuring a smooth handover of high-rise towers to residents/occupants
- Coordinate defect liability period (DLP) tracking, snag/de-snag closures, and asset handover documentation
- Own the transition timeline, checklists, and readiness audits prior to occupancy

Design-Stage Involvement

- Participate in design and pre-construction reviews to flag O&M;, life-safety, and facility-management concerns early
- Provide operational input on MEP layouts, common area planning, vendor service points, BMS/fire systems, and building services design
- Act as the voice of "operability" during design freeze discussions with architects/consultants

Property & Facilities Management

- Manage day-to-day operations of high-rise buildings — MEP, housekeeping, security, horticulture, pest control, waste management, fire & life safety systems
- Manage vendor contracts, AMC agreements, and service-level performance across all FM verticals
- Oversee statutory compliance (fire NOC, lift licenses, STP/WTP compliance, occupancy certificates, etc.)




- Manage budgets, CAM (Common Area Maintenance) charges, and cost optimization

SOP & Systems Building

- Independently design and implement SOPs from scratch for transition, FM operations, emergency response, vendor management, and helpdesk processes
- Set up systems and workflows for complaint management, preventive maintenance schedules, asset registers, and audits
- Introduce and manage FM/CRM software tools (CAFM, ERP, ticketing/helpdesk platforms, etc.) for tracking operations and resident services

Stakeholder Management

- Interface with RWAs/owners' associations, developers, government authorities, and residents
- Build and lead the on-ground FM team, security, and housekeeping staff
- Report operational KPIs and compliance status to senior management/MD

Required Skills & Experience

- 9–17 years of experience in Property Management / Facilities Management / Transition Management, with a solid focus on high-rise real estate developments (residential)
- Demonstrated experience of building SOPs and operational frameworks from the ground up
- Hands-on exposure to software/tools used in FM operations (CAFM, ERP, ticketing/complaint management systems, MS Office/Excel for MIS and budgeting)
- Prior experience being involved during the design/pre-construction stage for operability inputs is highly preferred
- Strong knowledge of MEP systems, fire & life safety codes, statutory/regulatory compliance for high-rises
- Excellent vendor management, budgeting, and team leadership skills

Qualifications

- Graduate/Postgraduate in Facilities Management, Engineering, Real Estate, or related field
