About the Role

Navin's Merrylands Owners Association is looking for a responsible and proactive Facility Operations Executive to manage the overall operations and maintenance of our residential apartment community. This is an in office role requiring hands-on coordination of technical services, vendor management, and resident support.

Key Roles & Responsibilities
Manage the overall operations and maintenance of the residential apartment community
Supervise technical services, including Electrical, Plumbing, DG, STP/WTP, Fire & Safety, Lift, and MEP systems
Oversee housekeeping, security, horticulture, pest control, waste management, and other soft services
Ensure preventive and breakdown maintenance activities are carried out as per schedule
Conduct daily site inspections and monitor the quality of all facility services
Coordinate with apartment association members, residents, and committee members to address operational requirements and resolve complaints
Manage vendors, AMC contractors, and service providers to ensure timely service delivery
Prepare monthly reports, MIS, maintenance schedules, and operational updates
Monitor operational expenses and ensure effective cost control within the approved budget




Handle emergency situations and ensure quick resolution of technical and operational issues
Monitor staff attendance, performance, grooming, and discipline
Ensure timely closure of resident complaints and maintain high customer satisfaction
Support audits and ensure documentation is maintained accurately

Requirements
Experience in property management, facility management, apartment maintenance, or building maintenance preferred
Diploma in Civil Engineering preferred, but candidates from any background with relevant experience can apply
Valuable communication and coordination skills
Ability to manage vendors and contractors independently
Basic knowledge of plumbing, electrical, and civil work
Comfortable using Excel, MS Word, and WhatsApp
Two-wheeler with a valid licence preferred
Honest, responsible, and proactive

Experience: 1–5 years preferred. Freshers with good communication and coordination skills are also welcome to apply. Work Location: Medavakkam, Chennai (in office at the apartment community)

Pay: ₹15,000.00 - ₹25,000.00 per month
