About The Role

We are looking for an experienced Senior Lawyer Real Estate to lead legal due diligence, documentation, regulatory compliance, and legal coordination for land acquisition and real estate transactions.

Key Responsibilities

1. Legal Due Diligence
- Conduct end-to-end legal due diligence of land parcels, JDA proposals, and outright purchases.
- Verify title, examine revenue records and title chains, identify legal risks, and provide written legal opinions to the Managing Director within prescribed timelines.

- Documentation & Drafting

- Draft, review, and vet Sale Deeds, Joint Development Agreements (JDAs), General Powers of Attorney (GPAs), Sale Agreements, Release Deeds, MoUs, and other property-related documents.
- Ensure all documentation adequately protects the company's legal and commercial interests.

- External Counsel Coordination

- Coordinate with external legal counsel after completing internal legal scrutiny.
- Prepare comprehensive case files and briefs for external counsel wherever required.

- Government & Regulatory Liaison

- Liaise with Tahsildar, Sub-Registrar, Survey Department, Assistant Commissioner, Deputy Commissioner,



and other government authorities.
- Handle matters relating to revenue records, registrations, surveys, mutations, conversions, and statutory approvals.

- Compliance & Transaction Management

- Monitor and expedite pending matters with government authorities to ensure timely completion of transactions.
- Ensure compliance with applicable land, registration, revenue, and real estate laws.

- Legal Advisory

- Advise the management on legal, regulatory, and compliance matters relating to land acquisition, development, and real estate transactions.
- Identify potential legal risks and recommend practical mitigation strategies.

Candidate Profile

- LL.B / LL.M from a reputed institution.
- 5 - 8 years of relevant experience in real estate, land acquisition, or property law.
- Robust knowledge of Karnataka land laws, revenue records, registration procedures, and property documentation.
- Experience in handling government authorities and property-related legal matters.
- Strong drafting, negotiation, analytical, and communication skills.
- Ability to independently manage multiple legal matters and work within strict timelines.
- Kannada and English proficiency is Mandatory.
