KEY RESPONSIBILITIES

Chair monthly Project Health Reviews across all active projects β€” schedule, cost, quality, risk

– Own schedule governance β€” no project slips beyond 15% without a formal recovery plan reviewed and actioned

– Review all subcontracts and major WOs before execution β€” risk identification, scope gaps, DLP and retention terms

– Lead Lean Construction implementation β€” Last Planner System, 6-week lookahead, daily huddles, constraint removal

– Own the BIQ (Built-in Quality) system β€” inspection checklists, pre-work sign-off, contractor instruction standards

– Govern the design-to-construction handover process β€” GFC drawing clearance before any trade commences

– Oversee the PMO function β€” planning, cost control and reporting standards across all projects

– Conduct structured site visits β€” minimum once per project per week, formal quality audit monthly

– Build and manage vendor and subcontractor performance ratings

– Identify and develop high-potential PMs and engineers on a structured development track

– Provide pre-construction input on new projects β€” constructability,



phasing and procurement strategy

REQUIRED EXPERIENCE

– 13–20 years in construction and project delivery β€” mix of contractor, PMC and developer-side

– Has delivered large-scale residential projects in Mumbai β€” DCPR familiarity is non-negotiable

– Has built or led an organizational system: PMO, QMS or Lean programme β€” not just participated in one

– Has managed a team of PMs β€” hired, evaluated and made people decisions

– Has reviewed and negotiated subcontracts at a senior level

– Mumbai redevelopment experience (IOD/CC/OC, SRA/MHADA) is a robust advantage

TECHNICAL SKILLS

– MS Project or P6 β€” can interrogate and challenge a planning engineer's programme

– Excel β€” cost control level; can build and read an EAC model

– Lean Construction methodology β€” Last Planner System, pull planning, waste identification

– Contract literacy β€” can identify risk clauses, retention structures and DLP provisions without legal support
