Reporting structure Project Manager / Commercial Manager

Employment type Full-time, project-based; site-based for the duration of the project.

Position Summary

Own the project quantity and commercial-control cycle: detailed quantity take-offs, BOQ maintenance, rate analysis, measurement verification, subcontractor billing and cost reporting. The role provides management with a reliable view of committed, executed and forecast cost.

Key Responsibilities

· Prepare, review and maintain the project Cost BOQ, item codes and quantity registers from approved drawings.

· Perform detailed quantity take-offs for civil, architectural, MEP and external-development works; reconcile changes promptly.

· Prepare rate analyses and support tender comparison, subcontractor evaluation and variation pricing.

· Measure executed work, maintain Measurement Books (MBs) and certify quantities for subcontractor RA bills.

· Track budget quantities and values against procurement, site issue, execution, bills and payments; highlight cost/quantity variances.





· Support material requisitions and procurement forecasts using BOQ quantities and construction plans.

· Maintain variation, change-order and claims registers with explicit supporting documentation.

· Issue weekly and monthly cost-control reports, including projected final cost and key commercial risks.

Candidate Profile

Qualifications B.E./B.Tech in Civil Engineering or Diploma in Civil Engineering. A recognised QS / estimation certification is an advantage.

Experience 4-8 years in residential, villa, apartment or similar building construction; hands-on exposure to contractor billing and site measurement is essential.

Technical skills Advanced Excel; AutoCAD drawing reading and quantity take-off; BOQ, rate analysis, MB and RA-bill processes; tender comparison; basic ERP / project controls exposure.
