Quantity Surveyor is responsible for overseeing all quantity surveying, cost management, estimation, budgeting, billing, contract administration, and commercial functions across multiple real estate projects. The role ensures effective cost control, contractual compliance, timely billing, and optimization of project costs while maintaining quality and project timelines.
Key Responsibilities Quantity Surveying & Cost Management Lead and manage the Quantity Surveying function across multiple residential, commercial, and mixed-use developments. Review and approve Bills of Quantities (BOQs), quantity take-offs, and cost estimates. Establish project budgets and monitor cost performance throughout the project lifecycle.
Ensure effective cost planning and control to maximize project profitability. Estimation & Budgeting Prepare conceptual, preliminary, and detailed project cost estimates. Develop project budgets and cash flow forecasts.
Review cost reports and recommend corrective actions to control budget overruns. Conduct value engineering exercises to optimize project costs. Tendering & Procurement Review tender documents, BOQs, and technical specifications.
Evaluate contractor and vendor quotations. Lead commercial negotiations with contractors and suppliers. Recommend award of contracts based on technical and commercial evaluations. Billing & Commercial Management Review and certify contractor RA bills, final bills, and client billing.
Ensure accurate quantity reconciliation and measurement verification. Monitor project billing, payment certifications, and outstanding liabilities. Resolve billing and commercial disputes with contractors.
Contract Administration
Review contracts, work orders, purchase orders,
and subcontract agreements. Manage variation orders, change requests, and contractual claims. Ensure contractual compliance and mitigate commercial risks. Support legal and management teams in contract-related matters.
Project Coordination
Coordinate with Project Managers, Design Consultants, Procurement, Finance, and Site Teams. Attend project review meetings and provide commercial updates. Monitor project progress against budgets and contractual milestones. Reporting & MIS Prepare monthly commercial MIS reports. Present project cost status, billing, budget utilization, and commercial risks to management. Maintain records of BOQs, contracts, variation orders, and project cost data.
Team Management
Lead and mentor the Quantity Surveying team. Allocate responsibilities and monitor team performance. Develop standard operating procedures and best practices for quantity surveying and commercial management.
