Job Role: Civil Projects Management

Job Title: Sr. Manager - Civil

Reporting To: HOD

Department: Projects

Compulsory Qualification: B.E. (Civil)

Preferred Qualification: MBA / PGDM in Advanced Project Management (If pursued from NICMAR University may be preferred but not compulsory) from reputed institute.

Experience: 15 to 18 Years

:

1. Construction Management:

- Lead the complete civil construction activities for the Main Tower, Podium, Show Flat, and associated infrastructure.
- Monitor daily construction progress against approved project schedules.
- Ensure adherence to approved drawings, technical specifications, and project milestones.
- Coordinate with consultants, architects, structural engineers, MEP teams, contractors, and other stakeholders.
- Resolve technical and execution-related issues to avoid project delays.
- Ensure timely completion of all civil works within the approved project timeline.

2. Quality Management:

- Serve as the overall Quality In-charge for RCC works, finishing works, Podium, and Main Tower construction.
- Establish and implement project quality assurance and quality control (QA/QC) procedures.
- Review and approve work methodologies, Inspection & Test Plans (ITPs), checklists, and quality documentation.
- Study technical specifications and approve material and workmanship mock-ups before execution.
- Ensure compliance with consultant-approved quality standards.
- Monitor reinforcement, shuttering, concreting, finishing, waterproofing, masonry, plastering, flooring, and all civil activities.
- Supervise consultant inspections, pour cards, cube casting, slump tests, and other quality checks.
- Ensure timely closure of quality observations and non-conformities.

3. Material Testing & Quality Assurance:

- Ensure testing of all construction materials as per applicable IS Codes, project specifications, and consultant requirements.
- Coordinate laboratory testing for concrete, steel, aggregates, cement, bricks, blocks, waterproofing materials, tiles, and finishing materials.
- Maintain complete records of material approvals, test certificates, and quality reports.
- Ensure only approved materials are used at the project site.

4. Planning & Project Monitoring:

- Prepare and monitor:
- Master Project Schedule
- Micro-Level Construction Schedule
- Catch-up Plans
- Weekly and Monthly Progress Plans
- Conduct daily progress reviews with contractors and consultants.




- Track project milestones and identify delays with appropriate mitigation plans.
- Provide inputs for daily, weekly, and monthly construction progress reports.
- Maintain project dashboards and progress trackers.

5. Contractor Management:

- Participate in contractor prequalification and evaluation.
- Manage contractor appointment process including:
- Notice for Requirement (NFR)
- Letter of Intent (LOI)
- Work Orders (WO)
- Internal approvals
- Monitor contractor productivity, quality, manpower deployment, equipment utilization, and contractual compliance.
- Conduct periodic review meetings with contractors and consultants.
- Prepare agendas and Minutes of Meetings (MOM) and ensure timely closure of action items.

6. Cost Management & Commercial Control:

- Track project costs against approved budgets.
- Monitor Budget vs. Actual expenditure and recommend corrective measures.
- Review quantity variations, change orders, escalation claims, and additional scope of work.
- Support value engineering initiatives without compromising quality.
- Prepare cost reports and forecasts for management review.
- Monitor project cash flow requirements and expenditure trends.

7. Billing & Quantity Verification:

- Verify joint measurements for executed works.
- Review and certify contractor Running Account (RA) Bills.
- Validate quantities executed against BOQ and approved drawings.
- Ensure accuracy in bill certification and compliance with contractual terms.
- Coordinate with finance and contracts departments for timely bill processing.

8. Documentation & Record Management: Maintain complete project documentation including:

- Approved drawings and revisions
- Inspection records
- Quality checklists
- Pour cards
- Cube test reports
- Slump test records
- Material test certificates
- Joint measurement records
- Contractor correspondence
- Risk Register
- Budget vs. Actual Cost reports
- Cash Flow statements
- RA Bills
- Master and Micro Schedules
- Manpower deployment plans
- Material procurement plans
- Weekly and Monthly Progress Reports
- MOMs and project approvals

9. Safety & Housekeeping:





- Ensure strict implementation of safety standards and statutory requirements at the project site.
- Conduct regular site inspections for safety compliance and housekeeping.
- Coordinate with the EHS team to eliminate unsafe conditions and practices.
- Ensure contractors comply with all project safety protocols.

10. Coordination & Stakeholder Management:

- Coordinate effectively with architects, structural consultants, PMC, MEP teams, vendors, contractors, and hospital management.
- Attend project review meetings and present project status updates.
- Resolve interdepartmental coordination issues affecting project execution.
- Support procurement, contracts, planning, and finance teams for seamless project delivery.

11. Reporting:

12. Other Responsibilities:

- Study and interpret architectural, structural, and construction drawings before execution.
- Conduct joint measurements for completed works.
- Ensure timely approval of checklists, pour cards, and consultant inspections.
- Monitor manpower deployment and productivity.
- Identify project risks and implement mitigation measures.
- Ensure compliance with statutory regulations, quality standards, and hospital project requirements.
- Perform any other duties assigned by management related to project execution.
