Position Overview Location : Louisiana, New Mexico, Oklahoma and Texas The Right-of-Way Acquisition Agent (UTILITY DISTRIBUTION |TRANSMISSION) is responsible for acquiring land rights necessary for the construction, operation, and maintenance of electric transmission projects. Reporting to a Lead Agent or Right-of-Way Supervisor, this role requires strong experience in title research, permitting, and property acquisition.

The ideal candidate brings confident negotiation skills, sound judgment, and a working knowledge of property valuation, survey interpretation, and alignment sheets specific to electric transmission work.

What You’ll Do

- Research, negotiate, and acquire land rights, easements, leases, and permits in support of electric transmission projects, aligned with company and client objectives
- Identify land ownership interests and maintain accurate surface and subsurface ownership records
- Review, obtain, and track required construction and environmental permits in compliance with local, state, and federal regulations
- Manage land-related legal matters including title transfers, deed preparation, mortgage releases, and zoning coordination
- Prepare and review resolutions, agreements, and other transactional ROW documents
- Maintain detailed daily activity logs and special reports documenting negotiations, damage settlements, and permitting activity
- Perform due diligence to verify the accuracy and completeness of land documentation, identifying and resolving deficiencies
- Act as a liaison between landowners, tenants, and project stakeholders, addressing access rights,



easement terms, and damage claims professionally
- Review third-party development plans, ROW records, and easement documents to identify conflicts or encumbrances
- Follow established company and client procedures to ensure consistency, compliance, and defensibility of work
- Maintain proactive communication with project management to meet milestones and deliverables
- Perform additional duties as assigned to support successful project execution

Qualifications & Skills

- 5–7 years of Right-of-Way acquisition experience,



preferably in electric transmission or utility infrastructure
- Must have the ability to pull vesting title.
- Strong knowledge of ROW laws, acquisition practices, and regulatory compliance requirements
- Proficiency interpreting alignment sheets, plats, survey drawings, and legal descriptions
- Experience negotiating fee simple acquisitions, easements, temporary workspaces, leases, and permits
- Familiarity with acquisition and relocation documentation, notices, and reporting requirements
- Strong organizational and time-management skills
- Excellent written and verbal communication skills with a customer-focused approach
- Professionalism when handling confidential or sensitive information
- Demonstrated interpersonal skills with property owners, agencies, and clients

Preferred

- Active Real Estate License in respective state: Louisiana, Recent Mexico, Oklahoma and Texas
- IRWA certifications-SR/WA, R/W-NAC, R/W-URAC
- Notary (preferred, not required)

Work Environment & Physical Requirements

- Hybrid work environment combining office and field work based on project needs
- Regular duties include sitting, typing, handling documents, and verbal communication
- Occasional standing, walking, bending, or lifting items up to 25 pounds
- Visual acuity sufficient to review survey maps, alignment sheets, and detailed documentation, including color and distance vision

Additional Requirements Must provide a minimum of three (3) references , preferably supervisors and/or Project Managers from projects you supported
