Project Director Real Estate

About the Role

Village Wave Pvt. Ltd. is looking for a highly experienced Project Director Real Estate to lead land acquisition, transaction management, project coordination, and strategic real estate development initiatives. The role requires robust commercial acumen, exceptional negotiation skills, and the ability to drive projects from acquisition through execution while working closely with leadership, landowners, consultants, legal teams, and government authorities.

Key Responsibilities

- Lead end-to-end land acquisition, including sourcing, evaluation, due diligence, negotiations, and transaction closure.
- Manage all real estate transactions, including outright purchases, Joint Development Agreements (JDAs), Joint Ventures (JVs), and strategic partnerships.
- Lead commercial negotiations with landowners, investors, brokers, and other stakeholders.
- Coordinate with legal teams for drafting, reviewing, and executing MOUs, Sale Agreements, Development Agreements, Lease Agreements, and other contractual documents.
- Drive project coordination from acquisition through approvals, planning, execution, and handover.
- Work closely with architects, engineers, consultants, surveyors, contractors, and government authorities to ensure timely project execution.




- Monitor project timelines, budgets, deliverables, and risk management.
- Ensure compliance with statutory, legal, and regulatory requirements.
- Prepare feasibility studies, commercial proposals, MIS reports, and presentations for senior management.
- Build and maintain strong relationships with key stakeholders and government agencies.
- Support the leadership team in strategic planning, investment evaluation, and business expansion.

Qualifications

- MBA is mandatory (Real Estate, Finance, Operations, Marketing, or General Management).
- Bachelor's degree in Engineering, Architecture, Planning, Commerce, or a related discipline.
- 2-5 years of experience in real estate development, land acquisition, transaction management, and project coordination.
- Experience in Karnataka real estate and Bangalore markets will be an added advantage.
